Position Summary / Objectives

The duties listed below illustrate the various types of work that may be performed. Undertakes and performs the following and all other work-related duties as assigned.

• Performs general maintenance and repairs across multiple trades, including plumbing, electrical, carpentry, and mechanical systems.
• Diagnoses issues and completes interior and exterior repairs to maintain safe, functional, and compliant housing conditions.
• Installs, repairs, and maintains fixtures, appliances, and building systems (e.g., HVAC, plumbing, electrical).
• Completes carpentry work ranging from structural repairs to finish work such as cabinetry, trim, and flooring.
• Conducts routine inspections and assists in assessing property damage and determining repair needs.
• Maintains roofs, foundations, drainage systems, and other structural components of buildings and grounds.
• Prepares surfaces and performs painting, finishing, and general upkeep of interior and exterior spaces.
• Operates and maintains tools, equipment, vehicles, and small engines safely and effectively.
• Responds to emergency and after-hours maintenance requests as needed.
• Ensures compliance with safety standards and reports hazardous or non-compliant conditions promptly.

Knowledge, Skills. and Abilities Required

• Strong knowledge of maintenance trades, including tools, materials, and repair methods across multiple disciplines.
• Understanding of building codes, safety standards, and Americans with Disabilities Act of 1990 (ADA) accessibility requirements.
• Familiarity with Uniform Physical Condition Standards (UPCS) and inspection standards to ensure compliance and property quality.
• Proficiency in using hand and power tools, reading technical documents, and completing maintenance reports.
• Ability to communicate effectively, follow instructions, and work collaboratively with staff and residents.

High school graduate (or GED) or possess a vocational technician certification beyond high school, with two (2) years' experience or training in building construction or maintenance, or in the repair or maintenance of mechanical equipment or an equivalent combination of technical training and experience.

The following Certifications must be obtained within one (1) year of employment or other allowable period of hire as authorized by the Executive Director or his/her designee.

Supervision Controls

The employee receives instructions from the Maintenance Supervisor. Generally, methods of accomplishing assignments are at the discretion of the employee within parameters established by supervisor and repair manual guides. Deadlines, priorities, necessary guidelines, and scope of work are generally set by the supervisor and the employee's progress is monitored during each phase of the assignment and reviewed for compliance with procedures and for quality and completeness.

The employee shows leadership abilities and may be required to be in charge of different small projects. The employee has no supervisory duties.
