Operations Manager
Chief Engineer – Key Responsibilities
The Chief Engineer oversees the efficient operation of all building systems, ensuring safety, comfort, and 100% uptime for the client and facility.
Key Responsibilities- Maintain and operate fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, switch gear), lighting and temperature controls, critical environment, light construction, digital, and audio/visual systems.
- Use staff and outside vendors to manage preventive, predictive, and reactive maintenance.
- Identify safety hazards and coordinate remediation to protect building occupants.
- Administer safety training and ensure compliance with all regulatory laws and JLL policies.
- Alert management to building discrepancies and assist in capital planning for infrastructure upgrades.
- Manage major projects, ensuring they are planned, executed, and closed per industry standards.
- Oversee contractor activities, ensuring they meet safety, quality, and schedule requirements.
- Maintain accurate documentation, including building drawings, single‑lines, and compliance records.
- Lead the engineering team daily, fostering a culture of safety and operational excellence.
- Implement JLL initiatives such as 4
Sight, Operations Audit, IPMP, and Energy Star. - Maintain an effective preventive maintenance program and inventory of tools and supplies.
- Coordinate tenant and capital improvement construction projects, reviewing documents and ensuring timely completion.
- Develop and monitor annual operational and capital budgets, tracking utility consumption and cost performance.
- Provide regional support for due diligence or new property assignments as needed.
- High school diploma or equivalent.
- 3+ years experience with commercial building operating systems and general maintenance.
- 2+ years maintenance lead or management experience.
- Strong written and verbal communication skills.
- Proficiency with hand and power tools, lifts, scaffolding, and ladders.
- Ability to read digital meters, voltage testers, blueprints, and schematics.
- Knowledge of Microsoft Office and CMMS systems (e.g., 360).
- Preferred EPA Universal certification and vendor management experience.
Physical Requirements
Work is performed inside a warehouse/distribution center, requiring frequent work at heights up to 100 ft. The role demands regular lifting up to 25 pounds and moving up to 100 pounds. Employees must comply with JLL safety instructions, wear PPE, and may be exposed to fumes, chemicals, and high noise.
ScheduleMonday to Friday, 8:00am – 4:30pm.
Compensation & BenefitsEstimated salary: 75,000 – 85,000
USD per year.
