We are looking for a Maintenance Director to join our team at Amira Choice Champlin in Champlin, MN. The role provides general oversight and maintenance of building and grounds, including all major utility, life safety, and security systems, and supervises maintenance and housekeeping staff. The director ensures a 24/7 emergency on-call response per a rotating schedule.
ScheduleGeneral Environmental Services schedule:
- 80 hours every two weeks; full time
- Day shift
- On call for emergencies after hours and weekends
- Oversight and maintenance of building, utilities, life safety, and security systems
- Monitor conditions and forecast needs for repairs/replacement of HVAC, energy management, life safety, security, fire, elevator, electrical, and plumbing systems
- Manage preventative maintenance services and contracts in accordance with facility guidelines
- Oversee purchasing activities for maintenance and housekeeping supplies within budgetary guidelines and process bill payment
- Secure bids for capital improvements in accordance with facility guidelines
- Hire, train, coach, and discipline maintenance and housekeeping staff
- Schedule staff and manage daily workload to ensure timely work order completion and apartment turnovers
- Ensure timely and efficient turnover of apartments
- Communicate effectively with the team to discuss needs
- Perform and coordinate painting, cleaning, carpeting, and apartment updates
- Keep the Executive Director current on apartment turnover statistics and needs
- Provide 24/7 emergency on-call response per rotating schedule
- Schedule staff to provide 24/7 emergency maintenance coverage, including self
- Support other on-call staff on an "as needed" basis
- Promote a safe environment for staff, tenants, and visitors
- Identify concerns through regular inspection of building and grounds
- Lead or co-lead the Safety Committee per facility guidelines
- Conduct and track community emergency drills
- Minimum 3 years of related experience
- Special Class C Boiler Operator’s License or ability to obtain within 90 days
- Valid driver’s license in good standing
- Medical exam certification
- Minimum age 18 years
- Insurable under employer’s auto insurance coverage
- Complete and pass in-house transportation curriculum course and driving evaluation within 30 days
- Vocational school or technical training in industrial energy or related field
- A.A. or A.S. degree
- Minimum 5 years of experience
