Life Time Property Development, Construction, is the innovative and vertically integrated in-house Construction Division. As a Project Manager based out of our Corporate Office, you are responsible and accountable for ensuring that each project meets the goal of being first in class, on schedule, at or below budget, safe, and promotes teamwork, communication, leadership and customer satisfaction. The Project Manager is the direct point person for the duration of the project with internal and external relationships to ensure the quality of care is executed.
Job Duties /Responsibilities Safety- Responsible for coaching and adherence of safety program for project team
- Support weekly all-hands safety meeting, exemplifying management leadership and passion for Life Times safety program
- Enhanced ability to resolve quality issues with owners, designers and subcontractors with a deeper understanding on acceptable tolerances, quality criteria
- Publish Lessons Learned and Technical Bulletins on specific trades and specialties
- Responsible for coordinating and collaborating with all Life Time construction teams for best practices and lessons learned
- Effectively train and mentor PM team with financial management
- Support the PM team with forecasting costs and strategize solutions
- Responsible for coordinating and collaborating with all Life Time construction teams for best practices and lessons learned
- Responsible for compiling the GC & GR budget for the project
- Responsible for setting project markups (specific market adjustments) at the beginning of the project to be used on all cost changes
- Effectively train and mentor PM team with scheduling
- Accountable for the PM & Field team working together to mitigate schedule risks
- Responsible for coordinating and collaborating with all Life Time construction teams for best practices and lessons learned
- Ability to help develop and build the schedule for multiple projects and teams
- Greater understanding of appropriate agreements to use, i.e., AIA, DBIA, R&S Professional Services Agreement PSA), Purchase Order (PO), etc
- Ability to fill out and complete Owner Contract Review Checklist (OCRC) for Director review and approval
- Ability to negotiating Owner contracts and identifying risk issues such as Waiver of Consequential damages, No Damage for Delay, Indemnification, etc
- Excellence in adaptability – able to quickly react to changes in the project and adjust the project plan
- Assist in promoting employee retention and attracting and evaluating potential new talent
- Ability to lead a project team through challenging situations, difficult external personalities, financial hardships, schedule challenges, etc
- Develop and oversee on-the-job training program for all team members and job titles
- Actively participate in Company initiative committees
- Excellence in written and verbal communication
- Excellence in listening: one of the best tools to effectively communicate
- Mentoring staff in executing meeting minutes and accountable for ensuring both the field and office are "on the same page"
- Clear communication with Operations group during project construction
- Enhanced participation in Life Time preconstruction activities
- Deeper understanding of subcontractor prequal process
- Able to lead constructability reviews and VE efforts
- Ability to complete a full project risk assessment and build risk-mitigating measures into the procurement strategy, and present as part of project kick-off meeting
- Ability to negotiate with known trade partners based on relationships formed on past projects
- Experience working with New Club Operations Team
- Ability to lead the assembly and presentation of a project GMP
- Ability to teach PE/PM involvement in preconstruction to subordinates
Required Qualifications
- Extensive project experience
- Extensive on-site job experience (in the field)
- People management, delegation experience
- Basic understanding of construction law and generally accepted business practices
- Capable of running multiple large commercial projects from $50M+
- Can manage multiple projects simultaneously
- Can track job costs and handle the bid process
- Strong communication skills
- Has worked with subcontractors in contract and change order negotiation and conflict resolution
