Position SummaryHenderson Building Solutions is looking for a Commissioning Agent to join our Commissioning Team in Washington, D.C. The Commissioning Agent is responsible for developing, budgeting, managing, and executing building systems commissioning, retro‑commissioning, and ongoing commissioning projects. The employee manages both client and employee relations on a project level, serves as a technical resource for commissioning and design issues, trains team members, generates schedules, and determines staffing requirements.
Key Responsibilities- Develop and maintain client relationships.
- Create proposals for work based on RFPs or owner requests.
- Set up projects and folders.
- Coordinate scheduling of site visits with contractors and clients.
- Determine staffing requirements to complete projects.
- Manage project billing and budgets.
- Create and/or review owner project requirements and basis of design documents, construction plans, and specifications.
- Review drawings and maintain a record of comments.
- Generate checklists and tests for equipment.
- Lead and attend commissioning meetings.
- Make site visits to complete pre‑functional test checklists.
- Interact with appropriate subcontractors.
- Generate site observation and issues reports.
- Review equipment submittals and maintain a record of comments.
- Create custom functional performance test scripts for each piece of equipment to be commissioned using approved submittals and design documents.
- Coordinate the review of these documents with the construction team prior to acceptance testing.
- Make site visits to complete functional performance tests.
- Generate final reports.
- Make presentations as needed.
- Identify, secure, and/or manage relationships with outside organizations, potential clients, and owners.
- Maintain a high level of client satisfaction through project execution to gain repeat business.
- Bachelor's degree in a relevant field of construction or engineering preferred (e.g., Mechanical Engineering, Electrical Engineering, Construction Science, Construction Engineering, or Construction Management).
- High School Diploma or GED required.
- Commissioning certification(s) required (NEBB, BCxA, AABC, ASHRAE).
- Professional Engineering License preferred.
- OHSA training preferred.
- Valid driver's license.
- Ability to reliably and predictably carry out the functions of this job.
- Strong verbal and written communication skills.
- Able to work with a high degree of independence without the need for oversight or mentoring.
- Ability to multi‑task and think critically.
- Time management skills.
- Ability to understand drawings and specifications and how they translate into a building.
- Understanding of mechanical and electrical systems for commercial, institutional, and light industrial facilities as they relate to commissioning.
- Advanced knowledge of automation and control systems, HVAC systems, plumbing, fire alarm/life safety systems, lighting and lighting controls, and test and balance.
- Understanding of building energy codes, ASHRAE, ACG, and LEED commissioning requirements.
- Knowledge and experience with Microsoft Office, AutoCAD, Revit, and Bluebeam.
- Must demonstrate proficiency in all core competencies as described and characterized in this job description.
Work Environment Requirements
- Significant travel required – approximately 50% of time.
- Must be flexible and able to travel with little notice.
- Prolonged periods of sitting or standing at a desk and working on a computer.
- Ability to read, write, and communicate in English.
