About

the role

The Onsite Property Manager provides visible, hands-on leadership and day-to-day oversight for an assigned high-rise community association and its building operations. This role serves as the primary liaison among the Association Board of Directors, residents, vendors, Capitol Property Management, and internal support teams, ensuring each property is operated professionally, efficiently, and in accordance with governing documents, contracts, applicable laws, and management agreements.

This position is central to the safe, continuous operation of an occupied high-rise community. The Property Manager must balance financial stewardship, customer service, operational oversight, and board support while managing competing priorities. Strong communication, leadership, organization, decision-making, and relationship-management skills are essential.

Key responsibilities
  • Demonstrate a professional, responsive, service-oriented approach in all interactions with board members, residents, owners, vendors, coworkers, and the public.
  • Serve as Capitol Property Management’s primary point of contact for the assigned onsite high-rise property and fulfill all contractual management obligations.
  • Oversee high-rise life-safety systems—including fire alarm, sprinkler and standpipe systems, fire pumps, emergency generators, and smoke-control systems—ensuring inspections, testing, records, and certifications remain current.
  • Lead annual fire drills, evacuation planning, emergency-preparedness training, and coordinated emergency response with building staff, vendors, and public-safety agencies as appropriate.
  • Manage elevator service contracts, state certificates of operation, modernization projects, and written elevator-entrapment response procedures.
  • Direct 24/7 onsite operations across multiple shifts, including front desk, security, valet, and engineering teams; maintain written post orders and consistent after-hours service standards.
  • Administer move-in, move-out, and unit-renovation processes, including freight-elevator scheduling, loading-dock access, common-area protection, and enforcement of approved work- hour and noise requirements.
  • Oversee central mechanical plant and amenity operations, including chillers and cooling towers, booster pumps, trash chutes, garage ventilation, and permitted pool and fitness facilities.
  • Lead major capital projects in an occupied building, including bid analysis, funding recommendations, phased scheduling, resident communication, and project oversight.
  • Partner with the Association Board of Directors and, when applicable, the developer to manage community operations, identify issues, and facilitate practical solutions.
