Summary
The purpose of this position is to perform maintenance and repair town owned facilities and facility related equipment.
Salary Range- Building Maintenance Mechanic I: $42,475 - $55,217
- Building Maintenance Mechanic II
: $46,828 - $61,336 - Building Maintenance Mechanic III
: $51,628 - $67,117

Essential FunctionsWhat you can expect to be doing :
- Maintains and repairs facilities and facilities-related equipment; inspects and repairs damage to interior and exterior building surfaces and materials.
- Performs preventive and repair maintenance and diagnostic checks on equipment,
- Verifies power/gas/water supplies, repairs plumbing and fixtures, performs simple maintenance on electric devices and controls and improves facilities.
- Attends training sessions for equipment maintenance and operations, Town specific training and safety training.
- Documents work and purchases; maintains and produces suitable receipts for purchases; and verifies purchases used for specific tasks.
- May provide aerial lift training.
- Completes basic to advanced/expert level repairs and maintenance on various plumbing, HVAC, electrical and controls systems, roofing, and building envelope systems.
- Completes all other duties as assigned.
This position requires occasional supervising and monitoring the performance of other employees.
Physical DemandsThe employee uses equipment requiring a high degree of dexterity. Work often requires walking, climbing stairs and ladders, lifting, crouching, kneeling, crawling and balancing. Work often requires exposure to voltages up to 600v. Work often requires working on platforms, surfaces, ladders or roofs at heights in excess of 30 feet above ground.
Work LocationThe work is typically performed at, in, near or on facilities and roofs, outdoors, or in mechanical or electrical rooms. Work is occasionally performed outdoors in adverse conditions including high winds, high heat, rain, snow etc.
Minimum QualificationsWhat do you need to know to do this job effectively?
Knowledge- Standard commercial maintenance practices, means, methods, materials and tools for electrical, structural, HVAC and plumbing assemblies and systems.
- Safe use of hand and bench tools, gauges, and test meters.
- Town and department policies and procedures.
- Read and use technical manuals.
- Use tools associated with trade.
- Climb a ladder six feet off the ground.
- Use web-based software systems.
- Use Microsoft Office tools relevant to the position.
- Solve problems and make sound decisions.
- Establish and maintain effective working relationships with employees and customers.
- Communicate effectively orally and in writing.
- Model behavior that is consistent with our values of RESPECT.
High school diploma or equivalent required.
Experience- Building Maintenance Mechanic I: A minimum of 1 year of experience in building or facility maintenance.
- Building Maintenance Mechanic II: A minimum 3 years of experience in building or facility maintenance.
- Building Maintenance Mechanic III: A minimum of 5 years of experience in building or facility maintenance.
