Position Summary

The Project Manager I is responsible for estimating commercial construction projects, preparing competitive proposals, and successfully managing awarded projects from preconstruction through closeout. This role ensures projects are delivered safely, on schedule, within budget, and at or above targeted profit margins while maintaining exceptional relationships with clients, subcontractors, and internal teams.

Estimating & Preconstruction
  • Prepare accurate project estimates and submit complete proposals on time.
  • Review drawings, specifications, and contract documents to identify project scope and risks.
  • Solicit, evaluate, and negotiate subcontractor and supplier proposals.
  • Develop project budgets, cost codes, and procurement strategies.
  • Coordinate permitting requirements when applicable.
  • Prepare and execute subcontract buyout.
Project Management
  • Lead projects from award through final closeout.
  • Forecast project profitability throughout the project lifecycle.
  • Administer owner and subcontract agreements.
  • Coordinate directly with field supervisors regarding manpower, sequencing, and scope of work.
  • Develop, maintain, and regularly update project schedules using Microsoft Project.
  • Lead Owner-Architect-Contractor (OAC) meetings and subcontractor coordination meetings.
  • Resolve project issues proactively while minimizing schedule and budget impacts.
  • Maintain organized project documentation within SharePoint.
  • Prepare meeting agendas, reports, and project documentation.
  • Process billings for service work and Time & Material projects.
  • Ensure subcontractors are paid promptly for completed work.
  • Purchase materials and coordinate procurement for self‑performed work.
  • Oversee project closeout, ensuring all contractual obligations and documentation are completed in a timely manner.
Field Coordination
  • Successfully onboard field supervisors at project startup.
  • Communicate project budgets, schedules, cost codes, project constraints, and owner expectations.
  • Ensure field teams have current drawings, specifications, submittals, and construction documents.
  • Verify subcontractor scopes of work are complete and clearly defined.
  • Coordinate with field personnel to support safe and efficient project execution.
Leadership
  • Build strong relationships with clients, design teams, subcontractors, and internal staff.
  • Mentor and assist in the development of Assistant Project Managers and Foremen.
  • Communicate project status regularly with leadership, identifying issues along with recommended solutions.
  • Demonstrate accountability, professionalism, and decisive leadership throughout every phase of the project.
Required Qualifications
  • Education & Experience:

    Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred.
  • Equivalent experience with 2-4+ years of commercial construction field experience will also be considered.
Technical Skills
  • Strong understanding of commercial construction means and methods.
  • Experience estimating commercial construction projects.
  • Ability to review contracts, specifications, drawings, and change orders.
  • Proficiency in Microsoft Project for scheduling.
  • Strong computer skills, including Microsoft Office and project management software.
  • Excellent verbal and written communication skills.
