EXPERIENCE

QUALIFICATION:

MBP is seeking a qualified Project Manager with a minimum of ten (10) years of experience managing large-scale capital design and construction projects. At least three (3) years of this experience should be focused on higher education, municipal, and/or K–12 school facilities projects. The successful candidate should demonstrate experience delivering projects with construction values ranging from approximately $25 million to $150 million, with responsibility for managing projects through the planning, design, procurement, construction, and closeout phases.

This role is responsible for project management and design oversight for a diverse portfolio of architectural, building, and infrastructure projects. Major responsibilities include management of consultants and contractors; design oversight; procurement support; construction monitoring and oversight; coordination with campus stakeholders, municipal agencies, school system representatives, community partners, and other client departments; and a range of additional responsibilities necessary to ensure the successful delivery of projects.

The ideal candidate will have experience navigating the planning, design, and construction challenges of active educational and public‑sector environments while maintaining project objectives for scope, schedule, budget, quality, safety, and stakeholder satisfaction. Experience delivering complex facility projects within occupied campuses, municipal facilities, and K–12 environments is highly desirable.

Duties include providing pre‑construction and construction‑phase owner representation for medium‑to‑large‑scale projects, either as part of a team or independently, depending on the project’s size and complexity. Responsibilities include managing cost, schedule, and/or quality on behalf of the client/owner. Typical duties include:

• Working collaboratively with the project delivery team to proactively identify risks and issues and develop mitigation strategies.
• Reviewing project schedules to verify they are complete, feasible, and reasonable. Specific scheduling experience is not required, but it is desired.
• Reviewing and tracking progress against the accepted schedule.
• Participate and/or lead progress meetings. Prepare meeting minutes or review meeting minutes prepared by others to verify completeness and accuracy.
• Provide quality management, including participation in preparatory/pre‑installation meetings, and perform or oversee the performance of Quality Assurance (QA) inspections to verify that work is being performed in compliance with contract requirements.
• Document and track issues until resolution, including working collaboratively with the contractor, designer, and owner to resolve issues as they arise.
• Review change order proposals for entitlement and price, and lead or assist in negotiations.
• Coordinate reviews and testing with accreditation authorities and authorities having jurisdiction.
• Coordinate reviews or installations by third‑party specialty stakeholders, consultants, or installers as related to electronic security, doors and hardware, and IT/AV system.
• Coordinate punchlist and acceptance with the designer and other project stakeholders.
• Monitor and verify completion of closeout requirements, including owner training, operations and maintenance manuals, warranties, and stock materials.

EDUCATION/KNOWLEDGE:

• A bachelor's degree in engineering, architecture, or a construction‑related field is required.
• Licensed Architect or Engineer desirable but not required
• LEED Accredited Professional (LEED AP) or Green Globes certification preferred but not required
• Must possess OSHA 10‑hour or OSHA 30‑hour certification or obtain within 3 months of hire.
• Knowledge of the South Carolina Office of State Engineer (OSE) and the Office of School Facilities (OSF).
• Developing or rehabilitating building infrastructures and systems
• Higher Education and K‑12 School Construction knowledge preferred.
• Working knowledge of basic mathematics, including computations based on field measurements.
