Construction Project Manager
This role oversees a ground-up multifamily construction project in Charleston while working primarily from an Indianapolis-based office. The Construction Project Manager manages the full construction lifecycle, from initial planning and procurement through turnover and closeout, with a focus on multifamily communities in the 150 to 250 unit range. The position offers an opportunity for an experienced Assistant Project Manager to step into a Project Manager title or for an established Project Manager to grow within an owner-developer-builder environment.

- Manage a ground-up multifamily construction project from initial planning and procurement through turnover and closeout.
- Coordinate project activities from the Indianapolis office while traveling to the Charleston jobsite approximately two days per month.
- Lead subcontractor procurement, including bid review, scope evaluation, and project buyout.
- Participate in subcontract negotiations and execute construction contracts in alignment with project goals.
- Develop, maintain, and regularly update the overall project schedule to meet key milestones and deadlines.
- Track project financials, including commitments, costs, forecasts, and budget performance, and report on variances.
- Manage subcontractors and resolve construction, coordination, and performance issues in a timely and professional manner.
- Partner with field leadership to maintain project schedule, quality standards, and overall expectations.
- Review and manage project documentation, including RFIs, submittals, change orders, and associated cost impacts.
- Communicate project status, risks, and upcoming milestones clearly to ownership and internal leadership.
- Mentor and support Assistant Project Managers, Project Engineers, and other junior team members to promote their development.
- Coordinate closely with development, preconstruction, accounting, design, and field teams to ensure alignment across the project.
- Help drive the project through final completion, turnover, and closeout, ensuring all contractual and quality requirements are met.
- Recent multifamily ground-up construction experience within approximately the last five years.
- Approximately three or more years of progressive construction experience across Project Engineer, Assistant Project Manager, or Project Manager roles.
- Proven experience independently running a project or substantial portions of a project.
- Full lifecycle ground-up construction experience from project start through completion.
- Experience delivering multifamily projects in the general range of 150 to 250 units.
- Subcontractor procurement and project buyout experience, including bid review and scope evaluation.
- Contract negotiation experience with construction subcontractors and vendors.
- Construction financial tracking and budget-management experience, including cost forecasting and performance monitoring.
- Project scheduling experience and the ability to maintain and update schedules throughout the project.
- Ability to work primarily from the Indianapolis office on a regular basis.
- Willingness to travel to the Charleston project approximately two days per month.
- Strong communication skills with the ability to present information clearly to ownership, subcontractors, and internal stakeholders.
- Strong organization and time-management skills to handle multiple priorities and details.
- Demonstrated team-collaboration skills and ability to work effectively with cross-functional groups.
