The Estimating Manager is responsible for developing, maintaining, and continuously improving material takeoffs and estimating standards across Hunter Quinn Homes' product portfolio. This position serves as the centralized owner of base plan, option, and custom plan takeoffs, ensuring accuracy, consistency, and scalability across divisions. The Estimating Manager partners closely with Purchasing, Operations, Architecture & Design, and Division teams to support new product launches, plan revisions, value engineering initiatives, and operational excellence.
This position plays a critical role in reducing cost variances, improving purchasing accuracy, and supporting growth through standardized estimating processes.
- Develop and maintain detailed material takeoffs for all base home plans, elevations, and product lines across the organization.
- Create and manage takeoffs for structural options, room conversions, elevations, finish upgrades, and other standard plan variations.
- Perform material takeoffs for custom home modifications, plan revisions, and customer-requested changes.
- Quantify material and cost impacts associated with plan changes, additions, deletions, and substitutions.
- Maintain a centralized library of takeoffs, ensuring version control, organization, and alignment with current plans and specifications.
- Establish and enforce estimating standards, methodologies, naming conventions, and documentation practices across divisions.
- Determine and manage the balance between organization-wide estimating standards and division-specific requirements.
- Update takeoffs and estimating data in response to plan revisions, specification changes, code updates, and new product introductions.
- Enter and maintain estimating information within our ERP and related systems.
- Review field feedback, variance purchase orders, and construction data to identify and correct estimating discrepancies.
- Partner with Purchasing teams to support bid packages, supplier pricing, budgeting, and cost management initiatives.
- Collaborate with Operations teams to resolve material quantity questions, shortages, overages, and scope clarifications.
- Identify value engineering opportunities and material optimization strategies that improve cost efficiency and operational effectiveness.
- Manage estimating priorities and project timelines to support community openings, plan launches, and sales releases.
- Perform additional responsibilities as assigned by leadership.
- 3–5+ years of estimating experience in residential construction, preferably with a production or semi-custom home builder.
- Bachelor's degree in Construction Management, Engineering, Business, or a related field, or an equivalent combination of education and experience.
- Strong ability to read and interpret architectural, structural, MEP, and site plans.
- Experience performing comprehensive material takeoffs across all phases of residential construction.
- Proficiency with estimating and takeoff software such as Togal.
AI, Plan Swift, Bluebeam, On-Screen Takeoff, or similar platforms. - Advanced proficiency in Microsoft Excel and related estimating tools.
- Strong analytical, organizational, and problem-solving skills.
- High attention to detail with a commitment to accuracy and process consistency.
- Ability to manage multiple priorities and deadlines in a fast-paced environment.
- Strong communication and cross-functional collaboration skills.
