Building Maintenance Technician

East West Hospitality is seeking an experienced Building Maintenance Technician to join our team and support the daily operations of our condominium properties located throughout Charleston. Under the direction of the Chief Engineer, the technician will perform a broad range of building maintenance duties, ensuring our properties are safe, functional, and well-maintained for residents.

Responsibilities include:

• Perform routine maintenance across multiple trades: plumbing, HVAC, electrical, carpentry, painting, pool/spa, and irrigation systems.
• Complete assigned maintenance service requests in a timely, professional manner.
• Identify and report major repair needs and monitor subcontractor work.
• Maintain and perform minor repairs on building systems and Association-managed equipment.
• Carry a company-issued cell phone and respond to after-hours emergencies on a rotating on-call schedule.
• Ensure compliance with all safety protocols and regulatory standards.
• Conduct preventative maintenance on mechanical systems, HVAC, and life safety systems.
• Troubleshoot and resolve building system issues, including access control, fire alarms, and electrical components.
• Assist residents with maintenance requests; document work for billing purposes.
• Maintain clean, safe, and organized common areas, work spaces, and equipment.
• Provide support to vendors and contractors as needed.
• Uphold a professional, courteous attitude with residents, vendors, and colleagues.

Work Location: Charleston, SC (Mount Pleasant, Daniel Island, Downtown)

Job Start Date: 03/15/2026

Employment Status: Full-time, Year-round with On-Call Rotation (for weekends & after-hours emergencies)

Pay Rate: $22-$27/hour DOE

Minimum Requirements

Experience & Education

• 2-3 years of experience in property/building maintenance or a similar field.
• Experience with tools and equipment relevant to building maintenance.
• Familiarity with HVAC, plumbing, electrical systems, and general repairs.

Skills:

• Mechanically inclined with strong problem-solving and troubleshooting skills.
• Strong communication and customer service abilities.
• Comfortable using basic computer systems and mobile apps for work orders, communication, and task tracking.
• Ability to work both independently and as part of a team.
• Comfortably performing manual labor in various weather conditions.

Physical Requirements

• Must be able to lift and carry up to 50 pounds.
• Ability to climb ladders, work at heights, and perform tasks in confined spaces as needed.
• Must be able to stand, walk, bend, stoop, kneel, and crouch for extended periods.
• Comfortable performing manual labor both indoors and outdoors.
• Must be able to work in Charleston's variable weather conditions, including high heat and humidity in the summer, occasional cold or wet conditions in winter, and frequent changes in temperature.

Certifications:

• Valid South Carolina Driver's License required.
• HVAC and CPO (Certified Pool Operator) certifications are a plus.
