this job involves:

As an on-site Project Manager supporting the Toyota Motor Manufacturing West Virginia facility in Buffalo, WV, you'll serve as JLL's representative embedded within one of the automotive industry's most advanced manufacturing environments. This role places you at the center of capital construction and renovation projects that keep the plant operating at peak performance. You'll manage projects from concept through completion, balancing scope, schedule, and budget while maintaining unwavering compliance with Toyota's rigorous Construction Safety Requirements.

Your success will depend on your ability to proactively identify risks, communicate clearly across stakeholder groups, and deliver results that meet Toyota's exacting standards.

This position offers the autonomy to manage your projects independently while being supported by JLL's broader Project & Development Services team and Toyota account leadership.

What your day-to-day will look like:
  • Manage assigned capital projects and facility studies from initiation through closeout, maintaining control of scope, schedule, budget, and quality deliverables throughout the project lifecycle
  • Act as the primary on-site contact for general contractors, architects, engineers, and Toyota plant stakeholders, building collaborative relationships that keep projects moving forward efficiently
  • Develop and maintain detailed project schedules and budgets, monitoring progress against targets and escalating risks or delay drivers proactively to account leadership
  • Ensure strict compliance with Toyota Construction Safety Requirements (TCSR), including D-form approvals, contractor personnel certifications, and required on-site presence during high-risk activities
  • Lead or support bid leveling exercises, contractor selection processes, and change order review and negotiation to protect project budgets and timelines
  • Prepare and deliver clear, client-ready status materials including executive summaries, budget and schedule updates, and progress photography for weekly and monthly account reporting
  • Coordinate with the broader Toyota account team to manage cross-project scheduling conflicts and concurrent high-risk construction activities across the facility
  • Maintain accurate and up-to-date project documentation in JLL's project management platforms (currently Adaptive Work, with ongoing transition planning and Toyota's separate adoption of Procore)
  • Travel periodically to other Toyota account locations and JLL team meetings to support knowledge sharing and account-wide coordination
Required qualifications:
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or equivalent professional experience in construction project management
  • Minimum 5 years of experience managing commercial, industrial, or manufacturing construction projects with demonstrated success delivering on-time, on-budget results
  • Strong understanding of construction safety programs and protocols, with ability to enforce compliance requirements in an active manufacturing environment
  • OSHA 10-hour certification
  • Proficiency with project scheduling and budgeting tools; working knowledge of platforms such as Adaptive Work, Procore, Microsoft Project, or similar project management systems
