Emerald Energy & Exploration Land Company (Emerald) is hiring a Right-of-Way (ROW) Associate Agent to support linear infrastructure projects across West Virginia and beyond. This is an entry-level role designed for someone who’s organized, professional, and ready to learn the full ROW lifecycle, while supporting a team that values execution, accountability, and respectful landowner engagement ("The Emerald Way").
As a ROW Associate Agent, you’ll assist senior agents and supervisors with day-to-day acquisition support: preparing landowner contact materials, maintaining parcel and contact logs, organizing documents, coordinating appointments, attending supervised landowner contacts and negotiations, supporting field packets, and helping keep project data clean and audit-ready. You’ll work closely with ROW Agents, Lead Agents, the ROW Supervisor, and cross-functional teams (Title and GIS) to help deliver accurate, client-ready results on schedule.
This position is primarily on-site in an Emerald office, with periodic travel for field support, landowner meetings, or project needs.
This is a development-track position focused on building ROW lifecycle competency prior to advancement into a ROW Agent role, contingent on performance, competency progression, and staffing needs.
What You’ll Do- Support land acquisition activities for easements, permissions, permits, and related ROW documents
- Maintain accurate parcel status tracking, contact history, and documentation in Emerald systems
- Assist with landowner communications (calls, letters, scheduling, follow-ups) under supervision
- Including supervised field accompaniment with Agents for landowner contacts and negotiations
- Prepare, organize, and quality-check project files and deliverable packages
- Coordinate with Title/GIS support to keep information moving and mapping/exhibits current
- Follow Emerald workflows and approvals to support clean billing and consistent reporting
- Strong organization, professionalism, and willingness to learn
- Comfort with Microsoft Office (Outlook, Word, Excel) and structured workflows
- Clear written and verbal communication; respectful public-facing presence
- Valid driver’s license; ability to travel 50% or more of the time
- Ability to pass background check and drug screening (project/client dependent)
- Associate’s or Bachelor’s degree (business, real estate, GIS, legal studies, engineering, or similar)
- Interest in real estate, land rights, utilities/energy, infrastructure, or surveying/construction environments
- Exposure to GIS tools (Google Earth, Esri) or document management tools (SharePoint)
You’ll be trained by experienced ROW professionals and gain real exposure to the ROW lifecycle, client standards, and production systems, setting you up for advancement into ROW Agent and higher roles.
