Overview

The Preconstruction Manager’s role is to assist the VP-Preconstruction Services and other staff members with preconstruction and business development pursuits. The Preconstruction Manager will primarily be responsible for setting up and maintaining preconstruction records, budgets, estimates, subcontractor solicitations and analyzing assigned projects. The Preconstruction Manager will also be responsible for maintaining and promoting existing and new subcontractor and client relationships.

Job Responsibilities
  • Review project drawings and complete a general project overview strategy with the assigned operations team
  • Attend pre-bid meetings with the design team and client to observe factors and conditions that could impact the bid
  • Responsible for setting up the estimate, digital files, invited subcontractor list and solicitations
  • Identify the “right” subcontractor partners for various preconstruction pursuits and insure adequate subcontractor coverage in each scope of work
  • Communicate regularly with subcontractors regarding involvement/interest in preconstruction pursuits and diligently follow up to review project scope and pricing prior to bid day
  • Initial review of proposed construction contracts for proposed projects to highlight any potential issue that may impact bid proposals
  • Review design documents and complete accurate quantity take-offs for assigned scopes of work
  • Review design documents and identify scope items with potential cost implications
  • Actively review scope and quantity take-offs with subcontractors in advance of bid day
  • Create proposal spreadsheet, broken out by division, with complete scope descriptions
  • Identify and resolve design conflicts and missing information on documents by preparing, tracking, submitting and distributing preconstruction Requests for Information (RFI’s)
  • Ensure that subcontractors receive all updated design documents through preconstruction phase via addenda and bulletin drawings
  • Prepare and present bid proposals to the client complete with estimate, clarifications, exclusions and a schedule of values by division
  • Assist in the project hand-off meetings with the operations staff for clean transitions
  • Visit job sites to understand construction means and methods
  • Promote project close‑out meetings with operations team to obtain a better understanding of project success and lessons learned
  • Attend weekly preconstruction division meetings
  • Network with architects, engineers, prospective clients, new and existing subcontractors
  • Assist with conceptual estimating of preliminary preconstruction pursuits
  • Assist in marketing and business development with the creation and submission of project proposals, requests for qualifications (RFQ’s) and client interviews

Position Requirements

Education:

2-Year Associates Degree with related work experience or a 4-year BS Degree in Construction Management or related discipline preferred

Experience:

5-10 Years of experience in construction with an emphasis on estimating commercial, industrial, retail and office projects

The Preconstruction Manager must have a working knowledge and become proficient in the following systems and applications:

Microsoft Office Suite

Auto Cad

Revit and BIM

Estimate Set-up and Organization

Microsoft Project

Earthworks (or related civil take‑off software)

Procore (or related project management software)

Ability to read construction documents

Planswift

Sharefile

Dropbox

Ability to perform quantity and material take‑offs

General knowledge of building practices, systems and assemblies

Subcontractor database organization and updating (ie Smartbid Net)
