Senior Project Manager - Construction Job Overview

The Construction Project Manager is the primary owner of project delivery s role carries full accountability for contract administration, cost control, schedule performance, subcontractor management, and owner communication from project award through final closeout. The ideal candidate is a disciplined operator who builds systems, leads teams, and protects margin with the same intensity they bring to client relationships.

RCCS builds townhomes, condos, multifamily, and select commercial projects across the Southeast. The PM operates within a structured GC platform using Procore, Sage, and P6, and is expected to enforce those systems — not work around them. This position directly supports the Director of Construction and collaborates daily with field Superintendents, Preconstruction, and Contract Administration.

Essential Duties,

Roles and Responsibilities

This position owns the full project lifecycle— from contract execution and preconstruction handoff through field delivery and final closeout. The PM is accountable for margin protection, forecast accuracy, subcontractor performance, owner relationships, and the completeness of all project documentation.

Project Planning and Controls
  • Lead project startup including contract review, scope confirmation, buyout strategy, schedule baseline, and controls setup in Procore and Sage before the first subcontractor mobilizes.
  • Develop and maintain the project schedule in P6 or MS Project in collaboration with the Superintendent; enforce look‑ahead planning discipline across all trade partners.
  • Manage submittal and RFI logs; ensure timely processing and distribution with full documentation of impact on cost, schedule, and scope.
Budget Management and Financial Performance
  • Own the project budget and cost forecast from award through closeout; produce accurate monthly WIP reports and cost‑to‑complete updates with no surprises to leadership.
  • Execute subcontractor buyout with discipline; level bids, confirm scope coverage, and close gaps before executing subcontracts through Contract Administration.
  • Manage pay application processing, lien waiver collection, and billing accuracy in coordination with Project Accounting; elevate billing disputes immediately.
Change Order and Contract Management
  • Identify, price, and issue all change orders in a timely manner; no verbal scope changes proceed without written notice and documented owner authorization.
  • Maintain a current and complete change order log; coordinate with Contract Administration to ensure executed documents are on file before work proceeds.
  • Issue and track all notices required under the prime contract; elevate potential claims or disputes to the Director of Construction and legal counsel within 24 hours of identification.
Team Leadership and Field Coordination
  • Direct and support the project Superintendent in daily field execution; maintain shared accountability for production, quality, and safety outcomes.
  • Lead APM and PE development; assign ownership of logs, submittals, document control, and meeting records with clear deadlines and review cycles.
  • Conduct and document weekly OAC meetings, subcontractor coordination meetings and internal project reviews; all action items logged and tracked to closure.
Quality Assurance and Safety
  • Enforce RCCS quality control standards at each inspection and turnover milestone; identify deficient work early and hold subcontractors accountable for timely correction.
  • Support an incident‑free job site by reinforcing RCCS safety protocols with all trades; elevate any safety incident or near‑miss to the Director of Safety same day.
  • Ensure compliance with all local, state, and federal building codes and permit requirements; coordinate inspections with authorities having jurisdiction and document all results.
Risk Management and Escalation
  • Identify project risks proactively; document mitigation strategies and elevate any cost variance over $25,000 or schedule milestone risk to the Director of Construction same day.
