Construction Superintendent

The Construction Superintendent is the primary owner of field execution s role carries full accountability for daily site operations, schedule adherence, subcontractor coordination, quality control, and jobsite safety from mobilization through final turnover. The Superintendent is the highest-ranking RCCS representative on the jobsite and is expected to command it with discipline, professionalism, and an unwavering commitment to performance.

RCCS builds townhomes, condos, multifamily, and select commercial projects across the Southeast. The Superintendent operates within a structured GC platform using Procore and is expected to enforce documentation and communication standards in the field — not work around them. This position reports directly to the Project Manager and collaborates daily with subcontractor foremen, field crews, inspectors, and the broader RCCS project team.

Essential Duties, Roles and Responsibilities

This position owns daily field operations — from site setup and subcontractor mobilization through production management, quality control, safety enforcement, and final punch list completion. The Superintendent is accountable for what happens on the jobsite every day.

-Site Management and Field Execution

• Manage all daily field operations; establish site logistics, sequencing, and subcontractor work zones before mobilization and enforce them throughout the project.

• Maintain a current three week look ahead schedule at all times; review with subcontractor foremen weekly and update the PM on production status, trade sequencing conflicts, and emerging risks.

• Complete accurate daily reports in Procore every day without exception; document weather, manpower, work in place, inspections, issues, and any event that could affect schedule, cost, or liability.

• Coordinate delivery of materials, equipment, and temporary utilities; ensure site is staged, clean, and organized to support efficient production and safe working conditions at all times.

-Subcontractor Management

• Direct, coordinate, and hold accountable all subcontractors and self-perform crews on site; enforce scope, schedule, quality, and safety obligations per their subcontract and RCCS standards.

• Conduct weekly subcontractor coordination meetings on site; document attendance, production commitments, open issues, and follow-up items; distribute to the PM within 24 hours.

• Identify and notify the PM immediately of any subcontractor performance deficiency, manning shortage, or scope conflict that threatens the schedule or budget; document all verbal directions in writing.

-Schedule and Production Control

• Drive production to meet or beat the project schedule; identify float erosion and sequencing problems before they become delays and execute recovery plans without waiting to be asked.

• Collaborate with the PM on schedule updates in P6 or MS Project; provide accurate field input on production rates, constraints, and milestones to support reliable forecasting.

• Manage all construction sequencing for multifamily and BTR project types, including phased unit turnover, building envelope sequencing, MEP rough-in coordination, and inspection scheduling.

-Quality Control

• Enforce RCCS quality standards at every phase of construction; inspect work in place prior to cover-up, at each inspection milestone, and before any unit or building is considered ready for turnover.

• Issue written punch lists and deficiency notices to subcontractors; track all open items to completion and confirm corrections before sign-off; do not allow work to advance over deficient work without written PM authorization.

• Coordinate all required inspections with authorities having jurisdiction; ensure inspections are scheduled in advance, passed on first submission where possible, and documented in Procore same day.

-Safety

• Own jobsite safety as a non-negotiable; enforce RCCS safety standards and OSHA regulations for all personnel on site including subcontractors, vendors, and visitors without exception.
