Precon Manager - Commercial Ground Up Charlotte, NC Full-Time On-Site

We are seeking an experienced Preconstruction Manager to lead front end planning, estimating, and budgeting efforts for structural concrete and large scale commercial construction projects in the Charlotte market. This role supports complex projects including multifamily, high rise, mixed use, and commercial developments.

The ideal candidate has a strong background in concrete construction, understands structural systems, and can collaborate effectively with owners, developers, and design teams during early project phases.

Responsibilities:

• Lead preconstruction efforts from conceptual design through GMP development
• Develop detailed budgets, cost models, and quantity takeoffs for structural and concrete scopes
• Collaborate with owners, architects, engineers, and internal teams during design development
• Review drawings and specifications with a focus on constructability and sequencing
• Manage subcontractor and supplier outreach, scope development, and bid analysis
• Identify cost drivers, risks, and value engineering opportunities
• Support logistics planning, phasing, and site strategy for large scale builds
• Present estimates and cost updates to clients and internal leadership
• Mentor junior estimators and support multiple concurrent preconstruction efforts

Requirements:

• 7 or more years of experience in preconstruction, estimating, or project management
• Strong background in structural concrete, cast in place, or large scale commercial construction
• Experience with multifamily, high rise, or complex structural projects preferred
• Proven ability to develop conceptual estimates and manage GMP processes
• Strong understanding of construction sequencing, logistics, and cost drivers
• Ability to manage multiple projects in early phases simultaneously
• Excellent communication, organization, and leadership skills
• Client facing experience with the ability to support relationship driven work
