Commercial Project Manager

Position SummaryWe are seeking an experienced Commercial Project Manager to oversee the successful planning, execution, and delivery of commercial construction projects throughout the Charlotte region. The ideal candidate is a proactive leader with a strong background in managing ground-up and renovation projects across multiple market sectors, including healthcare, education, industrial, office, hospitality, multifamily, and municipal facilities.
This role is responsible for ensuring projects are completed safely, on schedule, within budget, and to the highest quality standards while fostering strong relationships with owners, architects, engineers, subcontractors, and internal teams.
Key Responsibilities- Lead all phases of commercial construction projects from preconstruction through closeout.
- Develop and maintain project schedules, budgets, forecasts, and cost controls.
- Coordinate with owners, architects, engineers, consultants, and field personnel to ensure project objectives are achieved.
- Manage subcontractor procurement, contract administration, and performance throughout the project lifecycle.
- Review drawings, specifications, submittals, RFIs, change orders, and contract documents for accuracy and compliance.
- Monitor project financial performance, including cost reporting, forecasting, billing, and cash flow management.
- Identify project risks and implement proactive solutions to minimize schedule delays and cost impacts.
- Facilitate project meetings and maintain clear communication with all stakeholders.
- Ensure compliance with company safety standards, OSHA regulations, and quality control requirements.
- Support Superintendents by coordinating project logistics, scheduling, and resource planning.
- Prepare and negotiate change orders while maintaining positive client relationships.
- Oversee project closeout activities, including punch lists, warranties, commissioning, and final documentation.
- Mentor Project Engineers and Assistant Project Managers to support professional development.
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field (preferred).
- 7+ years of commercial construction project management experience with a general contractor.
- Proven experience managing projects ranging from $10 million to $100+ million.
- Strong knowledge of commercial construction methods, scheduling, budgeting, and contract administration.
- Experience with negotiated, CM‑at‑Risk, and design‑build delivery methods is preferred.
- Ability to read and interpret construction drawings, specifications, and contracts.
- Excellent leadership, organizational, and communication skills.
- Strong problem‑solving abilities with a collaborative approach to project delivery.
- Proficiency in Procore, Bluebeam, Microsoft Project, Primavera P6, Microsoft Office, and construction management software.
- Knowledge of Lean Construction principles and project planning techniques.
- Experience with BIM coordination and document management platforms.
- Strong financial acumen with experience managing project budgets and forecasts.
- Ability to manage multiple projects and priorities in a fast‑paced environment.
