Preconstruction Manager

We are seeking an experienced Senior Preconstruction Manager to lead the preconstruction process on a diverse portfolio of commercial construction projects. This is an excellent opportunity to join a growing team and play a key role in developing accurate budgets, driving value engineering efforts, and collaborating with clients and project teams from concept through project turnover.

• Lead all preconstruction activities from conceptual estimating through project handoff.
• Prepare conceptual estimates, detailed budgets, quantity takeoffs, and Guaranteed Maximum Price (GMP) proposals.
• Review drawings and specifications to identify risks, opportunities, and cost-saving solutions.
• Collaborate with owners, architects, engineers, and internal operations teams throughout the design phase.
• Manage subcontractor bidding, scope reviews, and procurement strategies.
• Develop value engineering recommendations while maintaining project quality and budget objectives.
• Present estimates, budgets, and pricing strategies to clients and executive leadership.
• Mentor and support junior estimators and preconstruction team members.
• Ensure a seamless transition from preconstruction into construction operations.

• 10+ years of preconstruction, estimating, or commercial construction management experience with a General Contractor.
• Proven experience delivering multi-family
  , mixed-use
  , and industrial construction projects.
• Strong background in conceptual estimating, budgeting, value engineering, and GMP development.
• Thorough understanding of construction means and methods, scheduling, procurement, and cost control.
• Excellent communication and relationship-building skills with clients, architects, engineers, and subcontractors.
• Proficiency with Bluebeam, Microsoft Office, and industry estimating software.
• $150,000 to $200,000 base salary
