Position Overview

We are seeking an experienced Head of Purchasing & Estimating to lead the preconstruction, estimating, procurement, and vendor-management functions for a growing multifamily and commercial construction business based in Charlotte.

This role will be responsible for developing accurate and competitive estimates, establishing project budgets, leading subcontractor and supplier procurement, and building strategic relationships that support the company’s growth and profitability. The successful candidate will bring strong technical construction knowledge, excellent commercial judgment, and the ability to create structure and consistency across purchasing and estimating processes.

The ideal candidate will be highly organized, commercially minded, and comfortable working closely with development, construction operations, finance, design, and executive leadership.

Key Responsibilities Estimating and Preconstruction
  • Lead estimating activities for multifamily and commercial construction projects from early feasibility through contract award.
  • Review plans, specifications, scopes of work, civil documents, schedules, and other project information.
  • Develop detailed conceptual, schematic, design development, and final estimates.
  • Prepare quantity takeoffs, pricing analyses, bid packages, value-engineering recommendations, and cost comparisons.
  • Establish and maintain detailed project budgets, including hard costs, general conditions, subcontractor costs, materials, allowances, contingencies, and escalation.
  • Identify cost risks, scope gaps, constructability issues, and potential opportunities before projects move into construction.
  • Work with project teams and design professionals to evaluate alternative materials, systems, and construction methods.
  • Support land acquisition, feasibility, development, and investment decisions with reliable cost information.
  • Present estimates, assumptions, exclusions, risks, and recommendations to senior leadership.
  • Maintain historical cost data and use completed-project information to improve future estimates.
Purchasing and Procurement
  • Develop and lead the company’s purchasing and procurement strategy across multifamily and commercial projects.
  • Create procurement schedules aligned with project schedules, permitting requirements, lead times, and construction milestones.
  • Prepare and issue subcontractor and supplier bid invitations and packages.
  • Manage the bid process, including scope clarification, bid leveling, negotiations, recommendations, and awards.
  • Negotiate competitive pricing, terms, schedules, warranties, allowances, and payment conditions.
  • Ensure subcontractor and supplier scopes are complete, clearly defined, and aligned with project budgets and plans.
  • Build and maintain strong relationships with subcontractors, suppliers, manufacturers, and strategic trade partners throughout the Carolinas and surrounding markets.
  • Monitor material availability, pricing volatility, long-lead items, and supply-chain risks.
  • Establish preferred-vendor and subcontractor programs where appropriate.
  • Support the development and maintenance of standard scopes of work, bid forms, purchase orders, subcontract agreements, and procurement procedures.
  • Work with construction operations to ensure purchased materials and contracted scopes are delivered in accordance with project requirements.
Leadership and Process Improvement
  • Lead, mentor, and develop estimating and purchasing personnel as the function grows.
