This position performs technical and mechanical work to ensure the physical aspects of the property meet company standards for cleanliness, appearance, safety, and functionality.

Schedule:

Monday‑Friday 8 am‑5 pm + rotating on‑call schedule

Essential Responsibilities
  • Complete work orders from resident requests and preventative maintenance, diagnosing and repairing defects per policies, procedures, safety standards, and code requirements.
  • Perform the “make‑ready” process for vacant apartments, including inspections, punch lists, vendor coordination, supplies procurement, maintenance tasks, and final inspections.
  • Access and return materials, supplies, and equipment, track inventory, and notify supervisors of reorder needs.
  • Document and process service requests accurately and promptly.
  • Assist with grounds, common areas, and amenities upkeep, including trash removal, pressure washing, general cleaning, and painting.
  • Support cost‑cutting programs by fixing parts rather than replacing them and using tools efficiently.
Other Responsibilities
  • Adhere to Greystar’s safety and risk‑management policies, attend safety meetings, complete OSHA and related training, and report incidents promptly.
  • Periodically inspect contractor work to ensure quality, scope, and specifications are met.
Service Technician Duties
  • Conduct routine and periodic inspections to identify safety and risk concerns, maintaining the property in good repair and communicating needs to management.
Physical Demands
  • Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, crawl in confined areas for extended periods.
  • Work in all weather conditions.
  • Push, pull, lift, and maneuver weights up to 25 lbs independently and 50 lbs with assistance.
  • Occasional travel for training or support of other properties.
  • Flexible schedule, including evening, weekend, and holiday calls.
Required Licenses or Certifications
  • EPA Type 1 & II or Universal refrigerant recycling certification (Certified Service Technicians).
  • All state and local jurisdiction certifications as required.
  • Valid driver’s license to operate a golf cart on property, if applicable.

The hourly range for this position is $21.00–$23.00.

Additional Compensation
  • Corporate positions: eligibility for quarterly or annual bonus based on performance.
  • On‑site property positions: eligibility for weekly, monthly, and/or quarterly bonus programs.
