Job Description

The Maintenance Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks.

Essential Roles You Will Play
  • Employee champion: manages maintenance team and assists in employee evaluations; interview, hire, orient, and train new hires; oversee all aspects of the ‘Make Ready’ process from beginning to end.
  • Assist with and complete work orders generated from resident requests for service and routine upkeep on the property; diagnose the source or cause of the defect or problem, and make repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Periodically inspect work performed by other service team members and contractors to assess effectiveness of policies and procedures, develop corrective action plans if needed, ensure materials and services meet quality standards, maintain adequate inventory of spare parts and maintenance materials, and work with Community Manager to order supplies and tools within budgetary guidelines.
  • Keep informed of changes in technology and industry standards.
  • Complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
  • Demonstrate customer service skills in all interactions with employees, residents, clients, and vendors.
  • Responsible for safety, cleanliness, and general appearance and appeal of property; report any mechanical and electrical equipment malfunctions and any employee/visitor/resident injuries or accidents; conduct regularly scheduled safety meetings and maintain required documentation.
  • Resolve customer complaints and issues.
  • Other duties as assigned.
Work Hours and Work Environment

Schedule:

40 hours in a regular work week.

Typical Site Hours of Operation (may vary by site):

  • Monday – Friday: 9am – 6pm
  • Saturday: 10am – 5pm
  • Sunday: 1pm – 5pm
Essential Requirements
  • Must be available to work on weekends when scheduled and must be able to perform the essential job functions unaccompanied.
  • Maintenance Supervisors must be able to work a flexible schedule, which includes taking calls during evenings, weekends, and holidays, and must be able to perform the essential job functions unaccompanied.
  • Works in frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous.
Qualifications Summary

Education and Experience
  • High School Diploma or GED Equivalent.
  • Working knowledge of OSHA standards and MSDS regulations.
  • Technical degree is preferred.
  • Supervisor

    Experience:

    1 – 3 Years of proven skills sufficient to hire, lead, direct, evaluate, and manage subordinates.
  • Management

    Experience:

    1 – 3 Years.
  • Experience Preferred: 2–3 years of apartment maintenance experience or equivalent.
  • Advanced

    Skills:

    Communication and delivery skills with ability to connect to people at all levels.
  • Computer

    Skills:

    Proficiency in internet, word processing, spreadsheet, and database management programs; strong proficiency in property management software (preferably Entrata Yardi and/or One Site).
Licenses and Certificates Requirements
  • Valid Driver's License.
  • EPA certifications Type I and II or Universal for refrigerant recycling;
    Certified Pool Operator or Certified Spa and Pool Operator certificate; all certifications required by State and Local jurisdictions.
Physical Requirements
  • Push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.
  • Stand, walk, reach with hands and arms, climb, stoop, and squat frequently; intermittently sit and perform keyboard work.
