- Friday, with occasional evening and weekend hours required, as necessary, and with an 'on-call' designation. This position is designated as 'mandatory' and, when contacted to report to work, its incumbent is expected to reach the campus as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.
This is a Facility Maintenance Technician (Mechanical Trades) at the Journey level with a specialty in HVAC. The position is to be fully functioning in a particular trade area. Additionally, this position is expected to be able to perform all general maintenance work at the contributing level. This position may also be allowed to perform/learn another trade discipline either at the contributing or journey level.
Tasks may include maintenance, repair, placement, fabrication, installation, alteration, construction, and design of facility components in the assigned zone or core maintenance.

Minimum Qualifications:
Graduation from high school or equivalent. Experience in the trade(s) areas related to the position's role may be substituted on a year-for-year basis.

Job Duties
Performs comprehensive maintenance, troubleshooting, and repairs on residential and commercial HVAC equipment across a dispersed campus. Manages high-volume service requests, executes preventative maintenance programs, assesses facility damage, and ensures strict adherence to EPA, OSHA, state, and university compliance standards.
Other Work Responsibilities- Provide skilled general repairs and corrective maintenance for commercial and residential HVAC systems, hot water systems, hydronic equipment, and ice machines.
- Respond to and resolve approximately 1,000 service calls annually generated through the central work order system across a dispersed campus environment.
- Troubleshoot system malfunctions, hot/cold complaints, mechanical component failures (such as belt replacements), and software/DDC control issues.
- Perform routine preventative maintenance inspections and procedures on commercial and residential systems to ensure efficient operation and extend equipment lifespan.
- Maintain clean, safe, and optimal physical environments for resident students, guests, and campus facility occupants based on routine inspection findings.
- Identify, document, and assess damage charges to student or guest accounts when facility or equipment damage is identified during inspections.
- Maintain departmental responsibility for full compliance with EPA refrigerant regulations, OSHA guidelines, State mechanical codes, and University safety standards across all HVAC activities.
Preferred Experience , Skills, Training/Education
- EPA 608 Universal Certification
