Homeowner Stability Manager (HSM)

The HSM is a member of Habitat's Department of Family and Community Partnerships, with a dual mission: protecting the integrity of Habitat's mortgage portfolio while empowering homeowners to achieve lasting stability. Central to this role is foreclosure prevention. The HSM monitors loan performance, identifies early signs of financial distress, and works proactively with homeowners to develop individualized solutions including repayment plans, forbearance agreements, and loan modifications in collaboration with financial coaches, legal partners, partnering banks, and mortgage servicing agencies.

Bilingual proficiency in English and Spanish is essential for this position.

Duties and Responsibilities
  • Plan and facilitate regular mortgage delinquency case consultation meetings.
  • Review delinquency reports each month and update tracker; ensure timely entry of all notes/documentation into Air Table and Outcome Tracker.
  • Manage all outreach and communication with delinquent homeowners per HFHGC’s foreclosure prevention protocols.
  • Provide individualized counseling to assist delinquent homeowners address financial concerns and create an action plan to maintain their home; review financial documents to determine eligibility for loan modification and other steps needed to prevent foreclosure; assist with completion of the Borrower Assistance Packet for Virginia Housing.
  • Plan, develop and facilitate post-purchase group workshops.
  • Stay current on industry best practice; increase knowledge and skills through training.
  • Work with CPO and CFO to prepare analyses, reports and memos regarding mortgage delinquencies for President and EC as requested; provide recommendations for loan modification or foreclosure and take action as approved by EC/Board.
  • Work with the CPO and CFO to manage the foreclosure process: manage communication between attorneys, realtors, Virginia Housing and other parties; counsel homeowner throughout the entire process, including explanation of all available options and timelines.
Closing Support
  • During high-volume closing periods, assist Closing Manager with preparation of closing files and facilitating closing meetings with home buyers.
  • Review mortgage and legal documents for accuracy and compliance with federal, state, and Habitat regulations.
  • Schedule and facilitate meetings with first-time home buyers to explain closing logistics and processes and ensure translation/accommodation needs are met.
  • Verify homeowner insurance, property tax, and escrow setup prior to closing.
Post-Closing Homeowner Support
  • Educate and support home buyers around establishing mortgage payment options (check, money order, online portal, etc.).
  • Provide workshops and classes for homeowners on foreclosure prevention, financial capacity building, escrows, selling your home, etc.
  • Serve as the primary point of contact for homeowners with inquiries regarding their mortgage, delinquencies, selling their home; respond to inquiries in a timely manner or refer to the appropriate staff member for further assistance.
  • Review escrow assessments with homeowners and counsel them on ways to lower their monthly payments (tax relief, homeowner insurance shopping, etc.).
  • Monitor and enforce deed restrictions to ensure ongoing compliance with Habitat's home ownership requirements and protect the long-term affordability of the housing portfolio.
  • Support homeowners navigating the resale process, including explaining resale restrictions, coordinating with the mortgage team and legal partners, and connecting sellers with appropriate resources for a smooth transition.
Miscellaneous
  • Provide administrative support for the Department of Family and Community Partnerships as requested, specifically Spanish interpretation and translation for team-wide priorities.

    Qualified Loan Originator and HUD Housing Counselor.
