The Loan Servicing Tax and Escrow Specialist is responsible for the accurate and timely administration of escrow accounts, property tax tracking, insurance monitoring, disbursements, escrow analysis, and related loan servicing activities. This role supports the Credit Unions loan portfolio by ensuring escrow balances, tax payments, insurance coverage, and system records are maintained in accordance with internal policies, investor requirements, and applicable state and federal regulations.
Key Responsibilities- Set up, maintain, and monitor escrow accounts for real estate secured loans, including tax, hazard insurance, flood insurance, mortgage insurance, and other escrowed items.
- Process accurate and timely disbursements for property taxes, insurance premiums, mortgage insurance, and other escrow obligations.
- Perform escrow analysis, validate escrow projections, prepare annual escrow statements, and process shortages, deficiencies, and surplus refunds in accordance with regulatory requirements.
- Research property tax information through tax service providers, municipal websites, county records, and other approved sources to identify due dates, delinquent taxes, parcel changes, and payment requirements.
- Monitor insurance coverage for escrowed and non-escrowed loans, including hazard, flood, windstorm, and other required collateral protection coverage.
- Review exception reports, tax, and insurance reports to ensure timely follow-up and resolution.
- Research and resolve borrower, vendor, and internal department inquiries related to taxes, escrow payments, insurance, shortages, surplus funds, and escrow account activity.
- Coordinate with tax service vendors, insurance carriers, municipalities, closing agents, lenders, investors, and internal US Alliance teams to support timely and accurate loan servicing.
- Prepare and review escrow-related correspondence, notices, reports, and documentation for accuracy and compliance.
- Supports other key responsibilities with Mortgage servicing team including Phone coverage, Department emails, Service Requests etc.
- Possess a working knowledge of Secondary Market/Investor loan serving (FNMA)
- Identify and escape potential compliance, operational, or customer-impacting issues to management in a timely manner.
- Support audits, quality control reviews, regulatory exams, and internal monitoring by providing documentation and explanations of escrow and tax servicing activity.
- Assist with process improvements, procedure updates, cross-training, and special projects within the loan servicing department.
- Maintain confidentiality of customer information and follow all US Alliance policies, procedures, compliance standards, and security requirements.
- High school diploma or equivalent required.
- Minimum of 3+ years of experience paying real estate/property taxes and working with a high volume of multiple disbursements to designated cities, towns, municipalities, or tax collectors throughout the United States is required.
