Reports To: Regional Property Manager

Supervises: All On-Site Personnel in Community Manager's Absence

Position Type: Full Time, Non-Exempt

SUMMARYOFPOSITION:

Performs a variety of administrative duties related to the overall management of the property and assumes supervisory authority when the Community Manager is away from the property. This position is considered an essential function to the operation of the community therefore, consistent attendance is an essential function of this position, as it directly impacts the employee’s ability to perform their duties effectively and ensures proper workflow and communication within the team.

PRIMARYDUTIESANDRESPONSIBILITIES:

  • Abidesby Fair Housing Laws .
  • Performsalltasksrelatingtoleasingtheproperty,suchas:
    • Showing the property to prospective residents, preparing lease packets, run credit reports, inspects properties after “move-outs” and prior to “move-ins.”
  • Activelyparticipatesintheleasingofthepropertywhilestrivingforqualityresidency.
  • Handlestheaccountingandpostingdutiesfordepositsandrentpayments.
  • Respondstotelephonerequestsfromresidentsandthepublic.
  • Handlespayrolladministrationaligningwith Payroll Department .
  • Trackstrafficthroughtheproperty
  • Coordinatesmaintenancerequestswiththe Maintenance Supervisor
  • Aggressivelyworkonresidentretentionthroughpositiveresidentrelationships.
  • Other duties as assigned.

OCCASIONAL FUNCTIONS:

  • Makebankdeposits.
  • Attendmeetingsonbehalfofthe Community Manager .
  • Supervisepoolattendants.
  • Assist Maintenancedepartmentwithcomputerequipment.
  • Train Employees
  • Report preparation for Community Manager.

POSITION REQUIREMENTS/

QUALIFICATIONS:

  • High School Diploma /GED
    • Maybesupplementedbypriorsupervisoryexperienceinacustomerserviceenvironment.
  • Valid Driver’s License (if operating a vehicle)

PREFERRED SKILLS/ABILITIES:

  • Advancedcollegecoursesinmanagement,public relations,or accounting.
  • Atleasttwoyearsofpropertymanagementexperienceinacustomerserviceenvironment.

PHYSICAL

ACTIVITIES:

  • Physical Activitiesuptoandincluding,typing,walking,bending,stooping,reaching,climbing stairs,or standing for periods of time.
  • Ability to lift and move up to 50 lbs.
