HVAC I PM (Preventive Maintenance/Filter)

Pay Range: $25.06 per hour to $41.59 per hour

GENERAL PURPOSE

12-month work schedule / 8-hour workday

Performs semi-skilled work in the maintenance, repair and installation of all HVAC equipment in school buildings; does related work as required. Work is performed under regular supervision.

ESSENTIAL JOB FUNCTIONS

Assists in maintaining crew equipment/tool inventory;

Assists in maintaining accurate materials use and information associated with work orders;

Assists with changing/replacing all types of filters for various types of HVAC equipment found throughout all buildings (roofs, closets, above ceilings, mezzanines accessible from lifts, ladders etc.)

Assists with cleaning/washing filters for various equipment with washable filters;

Assists in maintaining all HVAC fan motor belts. This shall include but not limited to:

• Checking belt tension

• Adjust belt tension

• Maintains log book with belt sizes and quantities for all types and sizes for HVAC equipment throughout the school division

Assists in lubricating all HVAC motors and shafts. This shall include but not limited to:

• Routine fan/shaft lubrication for HVAC unit motors

• Routine lubrication of all types of pump motors and shafts

• Maintains logs and schedules for lubrication of HVAC equipment

Assists in coil cleaning: cleans all types of coils found within HVAC equipment including but not limited to:

• Clean all condensing coils for all HVAC equipment

• Clean all evaporating coils for all HVAC equipment - indoors and outdoors

• Clean all preheat and reheat coils within all equipment - indoors and outdoors

Assists in all coil cleaning equipment; spray rigs, pressure washers etc.

Cleans and maintains all condensate drain pans and drain lines for types of indoor and outdoor HVAC equipment;

Repairs and maintains all condensate drain lines. This shall include supports, anchors, etc.

Maintains all HVAC equipment access doors. Ensures doors are secure and have proper fasteners. This shall include but not limited to:

• RTUs

• AHUs

• Fan coils

• Console units

Performs related tasks as required.

MINIMUM QUALIFICATIONS

Any combination of education and experience equivalent to graduation from high school and considerable experience in this mechanical trade. Journeyman's or Masters card preferred.

SPECIAL REQUIREMENTS:

Possession of an appropriate driver's license valid in the Commonwealth of Virginia.

Possession of or ability to acquire appropriate license(s), certificate(s), and/or endorsement(s) for position as required by the Commonwealth of Virginia and School Board.

KNOWLEDGE, SKILLS, AND ABILITIES

Thorough knowledge of the common practices, tools and terminology of the mechanical trade; thorough knowledge of the use and characteristics of common refrigeration and air handling materials; thorough knowledge of the hazards and safety precautions associated with the trade; skill in the use of tools and equipment; ability to work from sketches, drawings, plans or specifications; ability to follow oral and written instructions;

ability to estimate needed materials and time required for various jobs; ability to establish and maintain effective working relationships with associates.
