About

The Role

The Senior Maintenance Technician performs daily maintenance tasks as directed by the Maintenance Supervisor and Community Manager. This role involves diagnosing and repairing issues related to HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. The technician ensures the safety and cleanliness of the property, maintains amenities, responds to maintenance requests promptly and professionally, supervises outside contractors, maintains inventory, and ensures compliance with all relevant policies and regulations.

Schedule:

split between Broadwater Townhomes in Chester, VA (223 units) and Guardian Place in Richmond, VA (236 units).

What You'll Do

Below is a snapshot of the core responsibilities.

Maintenance and Repairs
  • Perform daily maintenance tasks and diagnose/repair issues in various areas.
  • Respond to maintenance requests promptly and professionally.
Property and Amenity Maintenance
  • Maintain pool, hot tub, and other amenities.
  • Ensure safety and cleanliness of buildings and grounds.
  • Maintain exterior property for curb appeal.
Preventative Maintenance and Inspections
  • Schedule and document preventative maintenance and apartment turns.
  • Conduct regular inspections of common areas and equipment.
Supervision and Coordination
  • Supervise duties and outside contractors in the absence of the Maintenance Supervisor.
  • Coordinate move‑ins and move‑outs.
Safety and Compliance
  • Assist with safety meetings and compliance with policies and regulations.
  • Report potential liabilities and ensure property compliance.
Inventory and Supplies Management
  • Maintain inventory and assist in purchasing materials and supplies.
Resident and Community Engagement
  • Participate in resident functions and assist with posting notices.

What You'll Need Education and Certifications
  • High school diploma or equivalent required.
  • HVAC‑EPA (Type II) or EPA Universal license required.
  • Certified Pool Operator (CPO) license required.
  • Valid driver’s license required.
Experience
  • 2+ years in property maintenance or a related field.
  • Experience supervising contractors preferred, but not required.
Skills and Competencies
  • Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances.
  • Ability to read, write, understand, and communicate in English.
  • Ability to work independently and as part of a team.
  • Strong organizational and time‑management skills.
  • Knowledge of safety regulations and compliance requirements.
  • General computer skills, including operating a mobile device.
  • Superior customer service skills, including managing difficult situations.
  • Able to be on‑call for after‑hours emergencies.
  • Flexible schedule to include weekends, evenings, and holidays.
Estimated Rate of Pay

$27.90–$31.20 per hour. This position is non‑exempt. The range reflects base hourly rates and may vary based on skills, experience, and location. It does not include allowances, perks, commissions, or bonuses.
