AboutThe Role
The Senior Maintenance Technician performs daily maintenance tasks as directed by the Maintenance Supervisor and Community Manager. This role involves diagnosing and repairing issues related to HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. The technician ensures the safety and cleanliness of the property, maintains amenities, responds to maintenance requests promptly and professionally, supervises outside contractors, maintains inventory, and ensures compliance with all relevant policies and regulations.
Schedule:
split between Broadwater Townhomes in Chester, VA (223 units) and Guardian Place in Richmond, VA (236 units).

Maintenance and Repairs- Perform daily maintenance tasks and diagnose/repair issues in various areas.
- Respond to maintenance requests promptly and professionally.
- Maintain pool, hot tub, and other amenities.
- Ensure safety and cleanliness of buildings and grounds.
- Maintain exterior property for curb appeal.
- Schedule and document preventative maintenance and apartment turns.
- Conduct regular inspections of common areas and equipment.
- Supervise duties and outside contractors in the absence of the Maintenance Supervisor.
- Coordinate move‑ins and move‑outs.
- Assist with safety meetings and compliance with policies and regulations.
- Report potential liabilities and ensure property compliance.
- Maintain inventory and assist in purchasing materials and supplies.
- Participate in resident functions and assist with posting notices.

- High school diploma or equivalent required.
- HVAC‑EPA (Type II) or EPA Universal license required.
- Certified Pool Operator (CPO) license required.
- Valid driver’s license required.
- 2+ years in property maintenance or a related field.
- Experience supervising contractors preferred, but not required.
- Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances.
- Ability to read, write, understand, and communicate in English.
- Ability to work independently and as part of a team.
- Strong organizational and time‑management skills.
- Knowledge of safety regulations and compliance requirements.
- General computer skills, including operating a mobile device.
- Superior customer service skills, including managing difficult situations.
- Able to be on‑call for after‑hours emergencies.
- Flexible schedule to include weekends, evenings, and holidays.
$27.90–$31.20 per hour. This position is non‑exempt. The range reflects base hourly rates and may vary based on skills, experience, and location. It does not include allowances, perks, commissions, or bonuses.
