About the RoleSmart Build is seeking an experienced Construction Project Manager to oversee multifamily renovation, rehabilitation, unit-turn, and capital improvement (Cap Ex) projects across multiple client properties.
This role will manage projects from pre-construction through closeout
, with responsibility for scope development, budgeting, subcontractor procurement, scheduling, field coordination, quality control, safety compliance, documentation, and client communication.
The ideal candidate is a hands-on construction professional who is highly organized, proactive, and comfortable working both in the field and from the office. You should be equally comfortable conducting a property walk with a client, coordinating subcontractors on-site, reviewing project costs, and keeping schedules and documentation up to date.
Key Responsibilities Project Management & Field Operations- Manage multiple concurrent multifamily renovation, rehabilitation, unit-turn, and Cap Ex projects across client properties from scope development through closeout.
- Develop and manage project budgets, scopes of work, schedules, and cost breakdowns.
- Conduct property inspections, site walks, progress meetings, and quality-control reviews.
- Coordinate unit turns, make-readies, punch lists/punch-outs, and final inspections.
- Monitor project progress and proactively address schedule, quality, material, or production issues.
- Track materials, inventory, deliveries, and subcontractor production across multiple sites.
- Source, qualify, vet, and manage general contractors, subcontractors, and vendors across multiple trades, including electrical, plumbing, flooring, painting, HVAC, carpentry, and more.
- Develop detailed scopes of work for competitive bidding and bid leveling.
- Review and compare subcontractor bids, negotiate pricing and terms, and make vendor recommendations.
- Coordinate subcontractor schedules and monitor performance, workmanship, productivity, and compliance.
- Ensure subcontractors understand project scopes, schedules, safety requirements, and company standards.
- Establish and maintain project budgets from initial scope through completion.
- Monitor committed costs, actual costs, change orders, invoices, and projected final costs.
- Review subcontractor and vendor invoices against approved scopes and completed work.
- Maintain accurate project schedules and coordinate timelines with property management teams and subcontractors.
- Identify potential cost overruns, delays, and project risks early and take corrective action.
- Enforce OSHA requirements and Smart Build safety procedures across all project sites.
- Conduct regular safety, quality, and progress inspections.
- Verify completed work meets approved scopes, specifications, and company quality standards.
- Identify deficiencies and ensure punch-list items are completed promptly.
- Maintain required safety, inspection, and compliance documentation.
- Maintain complete and accurate project documentation, including:
- Scopes of work
- Budgets and cost reports
- Daily logs
- Inspection reports
- Safety records
- Change orders
- Before-and-after photos
- Punch lists and closeout documentation
- Use project management and reporting platforms such as Smartsheet, Procore, Buildertrend, MS Project, or similar software

- Serve as a primary point of contact for property management teams throughout the project lifecycle.
- Coordinate site access, work schedules, inspections, and project requirements with property teams.
- Lead project kickoff meetings, site walks, progress meetings, and final walkthroughs.
