If so, we are looking for you to join our team as an Occupancy and Recertification Specialist at our 489 unit (HUD Project Based Section 8 and LIHTC) affordable housing community in Springfield, MA.

• $21.00 - $23.00 / hour
• Annual Performance Bonus

This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off.

Final compensation offers will be determined following a thorough assessment of the candidate’s background and the requirements of the position.

• Utilize your organizational skills and experience to provide the preeminent affordable housing accommodations in your community.
• Through your daily interactions with prospective and current residents, you’ll create a welcoming experience and sense of community.
• Process certifications (including initial, interim, and annual); calculate retroactive rent while conforming to all applicable guidelines.
• Collect necessary documentation from current or prospective residents, and process verifications.
• Apply correct rents for annual and interim recertification; adjust to remain compliant.
• Prepare rent repayment agreements and explain rent calculations to residents according to HUD guidelines.
• Review EIV reports and resolve discrepancies.
• Organized and Detail-Oriented:
  Maintain accuracy and attention to detail while efficiently managing multiple projects and deadlines.
• Self-Sufficient and Adaptable:
  Complete tasks from start to finish with minimal supervision, thriving in a busy, high-volume environment.
• Effective Time Management:
  Prioritize and manage time to consistently meet deadlines and exceed expectations.
• Support site and office operations as assigned by manager.

• Knowledge of Section 8, LIHTC and HUD
• Must have knowledge of HUD/Public Housing/Tax Credit policies and procedures
• Spanish Speaking preferred
• Detail oriented and the ability to operate on a deadline driven schedule
• Possess strong organizational, analytical and problem solving skills
• Notary public is preferred
• COS certification
• 2-4 years leasing experience
