Overview

We are seeking a Cap Ex & Construction Project Manager to support capital improvement and renovation projects across our real estate portfolio. You will be responsible for managing the construction process from project inception through completion, working closely with internal teams, external contractors, and consultants. The ideal candidate is detail-oriented, highly organized, and eager to learn in a fast-paced, dynamic environment and excels at communicating project progress and needs to internal stakeholders.

Key Responsibilities
  • Project Oversight & Management: Oversee capital projects including planning, budgeting, scheduling, and execution. Ensure projects are completed on time, within budget, and to required quality standards.
  • Budget & Cost Control: Develop detailed project budgets, review estimates, and track expenses throughout the lifecycle. Coordinate updates to internal teams (Property Management and Accounting). Identify opportunities for cost savings while maintaining quality.
  • Contractor & Vendor Management: Manage relationships with contractors, vendors, and subcontractors. Ensure contracts are executed properly, timelines are adhered to, and quality expectations are met.
  • Risk Management & Problem Solving: Identify risks to timelines, budgets, or quality. Develop mitigation strategies and resolve issues promptly to keep projects on track.
  • Coordination with Internal Teams: Work with investment, property management, and finance teams to align project goals with the firm’s strategy.
  • Compliance & Safety: Ensure projects comply with building codes, zoning laws, and regulations. Enforce safety standards on-site and adherence to OSHA guidelines.
  • Reporting & Communication: Provide regular updates on project progress, budget status, and potential delays to the department head.
  • Quality Assurance: Monitor construction quality and craftsmanship to meet firm standards and client expectations.
  • Tenant & Occupant Considerations: If occupied during construction, coordinate with property management to minimize disruption to tenants.
Qualifications
  • Bachelor’s degree in Construction Management or related field (preferred).
  • Minimum of 5 years of experience in construction or capital project management.
  • Strong understanding of construction methods, contract negotiation, project scheduling, and budgeting/value-engineering.
  • Experience renovating existing buildings is required.
  • Knowledge of relevant local, state, and federal building codes and regulations.
  • Exceptional organizational, communication, and leadership skills; ability to work under pressure and manage multiple projects.
  • Proficiency with project management software (e.g., Smartsheets) and Microsoft Office Suite.
  • Strong problem-solving skills and attention to detail.
  • Willingness to travel as needed (approximately 25-40%).
