Lukaven Development is a rapidly growing Chicago-based development and construction company focused on high-quality multifamily and single-family residential projects. The Senior Construction Manager (SCM) will be a key long-term leader within the organization, with significant autonomy, responsibility, and clear upward mobility.

The SCM oversees and directs construction activities from permit issuance through final close-out
, managing 2–4 active project sites simultaneously with an aggregate construction value of $8–12M+ at any given time.

This role is field-forward :

  • ~70% of time on active job sites
  • ~30% office-based planning, coordination, and documentation

Typical work hours are 7:00am–5:00pm weekdays
, with occasional evening or Saturday (half-day) work required to address inspections, schedule recovery, weather events, or site emergencies. Workload fluctuates by construction phase.

This role is designed for someone who can run projects independently with minimal oversight and understands how to successfully navigate construction in the City of Chicago
.

What You'll Do
  • Independently manage day-to-day construction activities to meet or exceed project schedules, milestones, and quality standards
  • Run multiple job sites concurrently, prioritizing tasks and resolving conflicts without escalation
  • Establish site logistics, sequencing, access, safety plans, and feasibility prior to mobilization
  • Lead site startup, inspections, commissioning, and final close-out activities
Chicago DOB & Regulatory Coordination
  • Serve as the primary field-level point of contact for City of Chicago Department of Buildings inspections
  • Coordinate and prepare for required DOB, special, and third-party inspections
  • Support permit issuance, revisions, and close-out documentation in coordination with project management
  • Proactively identify and resolve compliance issues related to Chicago code, inspections, and site conditions
Subcontractor & Trade Management
  • Orient and manage subcontractors, suppliers, and site visitors
  • Coordinate subcontractor sequencing and manpower to maintain schedule
  • Participate in subcontractor bidding, scope review, and constructability discussions
  • Enforce contract scope, quality expectations, and installed conditions
  • Address non-conforming work promptly and effectively
Schedule, Materials, & Logistics
  • Maintain and execute look-ahead schedules and recovery plans
  • Track procurement, delivery, and on-site storage of materials
  • Coordinate utility shutdowns, reconnects, and service installations
  • Identify material or labor constraints early and propose solutions Quality Control & Close Out
    • Ensure work is installed per plans, specifications, and approved submittals
    • Complete QA/QC documentation, punch lists, and corrective actions
    • Assemble turnover documentation including warranties, manuals, inspections, and as-builts
    Hands-On Support (As Needed)
    • Perform minor hands-on construction and punch-list tasks when required to maintain schedule momentum or support close-out activities
    • Address small corrective items between trades to expedite inspections and turnover
    • Step in during critical phases to resolve issues without waiting on subcontractor availability
    • Maintain a practical, field-first understanding of means, methods, and sequencing

    This role is not intended to replace subcontractors or perform daily trade labor; hands-on work is expected only when it adds value to schedule, quality, or close-out.

    • Attend and contribute to weekly project meetings with internal and external stakeholders
    • Support project managers with:
      City requirement reviews, permit submissions, material take-offs
    • Participate in design reviews, post-project evaluations, cost analysis, and process improvement initiatives
