Operating Engineer - JLL
What this job involves:  As an Operating Engineer at JLL, you'll be the technical backbone of facility operations, ensuring optimal performance of critical building systems across multiple engineering disciplines. You'll leverage your expertise in BAS, electrical, HVAC, plumbing, and central utility plant operations to maintain, troubleshoot, and repair complex facility equipment. This role combines hands-on technical work with project management responsibilities, directly contributing to JLL's commitment to operational excellence and client satisfaction.

You'll play a vital part in creating safe, efficient, and sustainable environments that enhance the experience of facility users while supporting JLL's reputation as a leader in facility management services.
What your day-to-day will look like:
Operate and maintain facility equipment across all building systems, performing preventative and reactive maintenance on HVAC, mechanical, plumbing, structural, fire, and life safety systems
Manage small operational projects from conception to completion, utilizing CMMS tools for documentation, budgeting, and stakeholder communication
Conduct regular equipment inspections, calibrations, and performance adjustments to ensure optimal system operation and compliance with applicable standards
Review and approve maintenance purchases, evaluate vendor performance, and monitor contractor work quality to ensure cost-effective operations
Document all work orders, preventative maintenance, and equipment status in CMMS systems (WebTMA and Oracle) while maintaining accurate inventory records
Identify and implement safety protocols, sustainability practices, and energy-saving initiatives while ensuring compliance with JLL and client policies
Analyze monthly service request summaries to identify recurring operational issues and develop corrective action plans

Required Qualifications:

High school diploma or GED equivalent with demonstrated technical aptitude in facility operations
Working knowledge of computer applications including CMMS, BMS, Microsoft Word, and Excel for documentation and reporting
Proven ability to analyze system operations, diagnose malfunctions, and perform corrective repairs across multiple engineering disciplines
Physical capability to lift 50 pounds and work in various positions (bending, kneeling, squatting, reaching) for extended periods
Experience working in diverse environmental conditions including heat, cold, daylight, and nighttime hours as operational needs require
Strong problem-solving skills with the ability to troubleshoot complex building systems and equipment independently
Excellent communication and stakeholder management skills for collaborating with clients, vendors, and internal teams

Preferred Qualifications:

Completion of union-sponsored trainee program or relevant technical certification in building operations

Experience with Building Automation Systems (BAS) and central utility plant operations
Background in HVAC system maintenance and optimization
Knowledge of safety protocols for hazardous material handling and storage

Experience with vendor management and contractor oversight in facility management settings
Understanding of sustainability practices and energy management systems
Familiarity with preventative maintenance scheduling and execution
