Credit, Real Assets and GP Strategic Capital. Blue Owl is seeking an experienced finance leader to serve as Head of Financial Planning & Analysis (FP&A) for its Real Estate Investment Trust (REIT), based in Chicago. Reporting to senior leadership, this Managing Director will build and lead the FP&A function, provide critical financial insights, and support strategic decision-making across the organization.

Key responsibilities include leading the annual budgeting process and multi-year strategic planning across asset management, acquisitions, capital markets, and corporate functions; developing and maintaining property-level and consolidated financial models covering revenue, operating expenses, capex, debt service and liquidity; preparing rolling forecasts and analyzing portfolio performance and macro trends; monitoring budget-to-actual results; and producing key REIT metrics including NOI, FFO, AFFO, leverage and capital structure performance.

The role also covers executive, board and investor reporting: partnering with Accounting and Investor Relations on quarterly earnings, FFO/AFFO reconciliations and earnings guidance, developing materials for executive leadership and Board meetings, and benchmarking performance against public REIT peers. The candidate will design scalable reporting processes and KPI dashboards, and will build, lead and develop a high-performing FP&A team.

Requirements: 12+ years of progressive FP&A, corporate finance or related experience with significant exposure to real estate, REITs or real estate investing. Prior public REIT experience is strongly preferred; investment banking, private equity or Big Four advisory experience with relevant real estate expertise will also be considered. Deep understanding of REIT performance metrics (NOI, FFO, AFFO, NAV, leverage), advanced financial modeling skills, and experience supporting earnings processes and investor-facing analyses are required.

Advanced Excel proficiency is required; experience with Anaplan, Adaptive, Hyperion, Tableau or Power BI is preferred. Bachelor's degree in Finance, Accounting or Economics required; MBA or CFA preferred.
