Quadrel Realty Group is seeking a Property Manager to oversee property management of its portfolio of properties in Evanston, IL and Chicago, IL.

The Property Manager will be responsible for the management of this portfolio, including but not limited to, coordinating move in/outs, handling and processing invoices, managing maintenance requests/follow‑up, confirming tenants’ timely payment of rent and other associated fees via our online property management platform, and other tasks and responsibilities typically required in a property management role. • Responsible for maintaining and updating rent rolls
• Establish and maintain a positive, productive relationship with tenants
• Manage move‑ins and move‑outs
• Develop and manage annual budgets by forecasting requirements and analyzing variances, data and trends
• Accomplish financial goals and report periodically on financial performance
• Review for accuracy and process invoices in a timely fashion
• Manage online portal to monitor rent collection, maintenance requests, etc
• Responsible for tenant screening, employer verification, background checks
• Vendor bid procurement and contract negotiation
• Assume additional responsibilities and perform special projects as needed or directed

• Ability to be proactive and demonstrate initiative in projects and tasks
• High degree of integrity
• Strong organizational skills
• Ability to multitask while maintaining strong attention to detail
• Excellent communication skills, both in written format and oral presentation
• Maintaining personal skills and establishing relationships to advance professional networks and facilitate communication both within and outside the company
• Proficient in Microsoft Office, including Excel and Word. Appfolio, Costar, InDesign experience is a plus
• Ability to perform light maintenance tasks is a plus

• 3+ years of experience in Property Management
• Valid real estate license or ability to obtain within 120 days from time of employment with QRG
• Local travel is required
• Spanish language proficiency is a plus
