This is a Full‑time, in‑office position and requires a 40‑hour week on average. It may include occasional weekend and/or evening hours as assigned. This position is non‑exempt and reports to the Property Manager.
EnvironmentPhysical demands include sedentary work, operating a computer and other office productivity machinery with frequent communication with clients and colleagues of VOA Illinois and others involved in the care and custody of clients. Must be able to lift and carry up to 50 lbs.

- Collaborate with VOA colleagues, outside organizations or vendors, etc. to connect clients/tenants and obtain necessary resources.

- Exhibit cultural competence while serving clients of diverse backgrounds and commit to expanding knowledge and understanding of different communities and people groups.

- Engage with trauma‑informed care approach and practice principles.
- Recognize and display ability to de‑escalate and resolve conflict as necessary.
- Assist the property manager in managing all on‑site operations and achieving property financial and operational objectives.
- Ensure all traffic, prospect, leasing, renewal, and revenue data is correctly entered into the property software system, producing daily, weekly, and monthly activity and operating reports, and that resident files are correctly maintained.
- Comply with local, state and federal employment, housing, landlord/tenant, safety and real estate laws.
- Work with the property team to maximize revenues, adhere to budgeted cost parameters, and maximize property occupancy and NOI.
- Work with office staff and collection agencies to ensure all monies are collected as due and that all revenue data is posted correctly in the on‑site property management software system.
- Make daily deposits of all receipts.
- Handle preparation of all resident notices, including late payments and evictions.
- Work with legal counsel and local officials to perform evictions as required.
- Perform monthly close and produce monthly financial, leasing and other property activity reports.
- Answer and respond to telephone inquiries; schedule site visits as appropriate.
- Show and lease apartments, review lease paperwork with residents, explain property rules and regulations, and ensure lease paperwork is completed correctly and approved by the property manager.
- Enter prospect, traffic, move‑in, move‑out and other leasing data correctly and timely into the software system.
- Administer renewal program and work to maximize resident renewals.
- Hire, train and develop on‑site employees according to company policy and procedure.
