The Assistant Manager is an onsite leader that plays a key role in the delinquency and collection of rent to optimize the property’s cash flow and financial position and manage day‑to‑day leasing operations. You will be a cornerstone of the property’s success by ensuring that the financial functions and day‑to‑day operations are running smoothly and efficiently, as well as being the primary point of contact for applicants at the property to sign their leases and move in.
The Property Manager will rely on this role as their right hand in all operations to ensure world‑class service for our residents.
- Responsible for rent collections and accurately post all rent and other income in a timely and efficient manner
- Monitor and follow up on bad debt to include preparation of late notices, resident and guarantor contact, and filing of evictions
- Assist in preparation and processing of all applications, leases and related paperwork
- Assist the property manager in preparation of weekly and monthly reporting requirements
- Responsible for helping property meet budgeted revenues, expenses, and Net Operating Income
- Write up and file service requests from residents upon receipt, and take necessary steps to ensure timely response by appropriate staff
- Assist with supervising the maintenance staff in scheduling and, when necessary, directly scheduling property repairs with outside contractors as needed
- Address complaints and resolve issues in a timely and professional manner
- Assist with leasing responsibilities to maximize occupancy
- Participate in quarterly property inspections as well as during move‑in and move‑out
- Assist in maintaining key control of occupied and vacant units
- Handle renewal communication with residents and issue renewal offers and sign completed renewal leases once a resident has expressed intent to renew
- Send move‑in communication to residents and handle key‑making procedures
- Walk the property for curb‑appeal checks and work with third‑party vendors and in‑house maintenance to maintain the pristine condition of the property
- Previous experience in the multifamily property management industry
- A high school diploma or equivalent
- Communication skills that foster an environment of connection and belonging, teamwork and productivity
- The knowledge of operational and financial concepts such as budgeting, revenue, and NOI
- Ability to create a respectful sense of urgency with rent collection
- Impeccable attention to detail and strong organization skills
- A willingness to learn and an openness to feedback, coaching & mentorship
- Potential monthly commission
