Associate Vice President of Asset Management
Chicago, IL
$90,000–$110,000 / year
An established affordable housing owner and operator is hiring an Associate Vice President of Asset Management to help oversee an established portfolio of over 1,200+ units. You'll report directly to the VP of Asset Management and be closely involved in how the portfolio performs, financially and operationally.
This is a role for someone who's comfortable being both the numbers person and the relationship person: watching the financials closely, while also representing ownership in negotiations, tax appeals, and building court when it comes to that.
WHAT YOU'LL DO- Monitor the financial performance of a 1,200+ unit affordable housing and tax credit portfolio, tracking budgets, cash flow, and reserves across properties
- Prepare and submit real estate owned (REO) schedule reporting on a regular basis
- Own regulatory compliance across the portfolio's affordable and tax credit requirements
- Negotiate commercial leases for the portfolio's commercial space
- Manage real estate tax appeals and abatement filings
- Represent ownership in building court proceedings when needed
- Lead capital improvement planning across the portfolio, prioritizing projects and tracking budgets
- Partner closely with on-site property management teams, using One Site to keep reporting accurate
- Report directly to the VP of Asset Management and help shape how the portfolio performs going forward
This portfolio runs on good data and good judgment, and that's exactly what this role provides: someone ownership can trust to watch the numbers, catch problems early, and represent the company's interests wherever that's needed, from a lease negotiation to a courtroom.
WHAT IT TAKES- 5+ years of related experience in affordable housing asset management and/or property management
- Solid understanding of LIHTC, HUD, Section 8, and other affordable housing compliance requirements
- Hands-on experience with One Site or similar property management software
- Comfort reviewing financials, budgets, and reserve schedules with a critical eye
- Experience negotiating commercial leases and handling real estate tax appeals or abatements
- Strong written and verbal communication skills; you'll be representing ownership internally and externally
- The ability to manage several capital projects and competing priorities across a large portfolio at once
- An architecture background is a plus, though not required
- Medical, Dental (HMO/PPO) and vision coverage
- 401(k) with company match
- Short-term and long-term disability coverage
- Paid time off and paid holidays
