Building Controls Site Assessor
The Building Controls Site Assessor works as part of a multidisciplinary team to assess Building Automation System (BAS) controls and related HVAC and electrical systems at secure federal and commercial facilities throughout the continental United States.
This role combines field investigation, point-to-point controls verification, equipment startup and functional performance testing, network and software troubleshooting, deficiency identification, and formal reporting. The ideal candidate will have two to three years of hands‑on experience with HVAC systems, BAS controls, and field commissioning or site assessment in secure federal or commercial facilities.
The Building Controls Site Assessor is responsible for validating control points from the field device through the controller, executing approved sequences of operation, troubleshooting building‑control networks and software, and documenting test results and deficiencies through resolution. Prior experience working on Department of War sites is required.
The assessor will collaborate with project managers, engineers, contractors, and building owners on assignments requiring approximately 50% travel to customer sites throughout the United States, including Alaska and Hawaii. FP&C anticipates this position beginning in November or December 2026, subject to final project scheduling and customer requirements.
Key Responsibilities- Perform field assessments of Building Automation System controls and related HVAC and electrical systems at secure federal and commercial facilities.
- Conduct point‑to‑point verification of physical and digital inputs and outputs, including sensors, actuators, valves, and dampers, to verify wiring, addressing, scaling, command, feedback, and signal communication with the controller.
- Execute approved sequences of operation and functional performance tests to confirm that chillers, boilers, air handling units, Variable Air Volume boxes, Variable Frequency Drives, lighting controls, and related systems respond correctly to demand and operating‑mode changes.
- Diagnose BACnet MS/TP, BACnet/IP, Modbus, and Lon Works communication issues.
- Troubleshoot controllers and graphical user interfaces and support authorized controller‑software and graphics updates.
- Read and interpret HVAC mechanical drawings, control schematics, electrical wiring diagrams, blueprints, submittals, and sequences of operation.
- Safely and effectively use multimeters, laptops, hand tools, network analyzers, and other commissioning equipment.
- Record commissioning results, maintain test documentation, track deficiencies through resolution, and prepare formal reports for project managers, engineers, building owners, and other stakeholders.
- Communicate clearly and work effectively with multidisciplinary teams while applying strong analytical and troubleshooting skills.
Experience:
- Two to three years of relevant experience with HVAC systems, BAS controls, building operations and maintenance, or commissioning in federal, commercial, or mixed‑use facilities.
- Prior experience working on Department of War sites, including familiarity with secure‑facility access, safety, documentation, and coordination requirements.
- Bachelor's degree in a relevant engineering discipline or a related field, or an equivalent combination of technical education, certifications, training, experience, and knowledge of HVAC systems and equipment, including Building Automation Systems.
Skills:
- Hands‑on experience performing point‑to‑point verification of BAS controls and associated field devices.
- Experience executing approved sequences of operation and functional performance testing.
