Maintenance Technician role at Asset Living.

Essential Duties & Responsibilities- Responsible for assisting in maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance under the supervision of the Maintenance Supervisor and Community Manager.
- Community maintenance: regular/daily onsite attendance; respond to resident/management requests and work orders for common areas, buildings, and units; perform repairs and replacements; assist with scheduling and performance of maintenance/repair-related turn events.
- Assist in daily clean up of exterior areas, including grounds, breezeways, and all common areas; perform swimming pool maintenance and maintain chemical logs.
- Inspect grounds, buildings, and other features to identify hazards; maintain preventative maintenance to extend community life and minimize future repairs.
- Maintain the maintenance shop, safety standards, and OSHA guidelines; assist with hazard communications; participate in unit inspections; monitor inventory of equipment and supplies as requested.
- Maintain records regarding service requests, EPA/OSHA standards, preventative maintenance, make-ready status, and work in progress; support general upkeep of offices, common areas, and model units; report violations of community rules.
- Participate in on-call emergency at the community; use resources efficiently; perform additional tasks as assigned by Maintenance Supervisor and Community Manager.
- High School Diploma or Equivalent
- Ability to perform on-site software functions; basic computer skills
- Basic knowledge of Fair Housing Laws and OSHA requirements
- Must have reliable transportation due to on-call requirement
- Movement required to accomplish tasks; ability to ascend/descend ladders and stairs; work in various environments; lift 100+ lbs; operate tools and machinery; work overtime, weekends, and during on-call emergencies.
- Occasional stationary positions; ability to work in outdoor conditions and with hazardous chemicals
Salary range: $21.00 per hour
