Location:

Chillicothe, Ohio Position Summary We are seeking an experienced Industrial Property Manager to oversee the daily operations, infrastructure upkeep, lease administration, and compliance for our manufacturing facilities and industrial assets. In this role, you will ensure our manufacturing sites remain safe, operational, and cost-effective to directly support uninterrupted production. You will serve as the primary liaison between executive leadership, plant managers, third-party vendors, regulatory agencies, and property owners/tenants.

Key Responsibilities
1. Facility Operations & Maintenance Management Oversee the daily physical administration of industrial sites, warehouses, and manufacturing facilities.

Inspect building systems, structural components, high-capacity electrical setups, specialized HVAC/ventilation systems, overhead cranes, docks, and outdoor loading yards.

Implement proactive preventive maintenance programs to minimize facility downtime and protect physical capital assets.

Respond promptly to facility emergencies, power disruptions, or structural issues that could impact production lines.
2. Vendor & Contractor Oversight Solicit competitive bids, negotiate contracts, and manage third-party service providers (e.g., roofing, waste management, security, industrial cleaning, and environmental remediation).Manage construction projects, capital improvements, facility retrofits, and major tenant improvements (TI).Ensure all external vendors adhere to site-specific safety protocols, hold required certifications, and maintain active insurance coverage.
3. Lease Administration & Financial Management Manage triple-net (NNN) or commercial lease agreements, ensuring compliance with maintenance obligations, tax reimbursements, and operational restrictions.

Develop, monitor, and manage annual operating and capital expenditure (Cap Ex) budgets for the property portfolio.

Prepare quarterly variance reports, track operating expenses, and handle common area maintenance (CAM) reconciliations.
4. Regulatory, Environmental & Safety Compliance Ensure property operations fully comply with local building codes, fire codes, OSHA safety standards, and environmental regulations (EPA/state guidelines).Maintain accurate records for facility inspections, equipment warranties, site plans, and environmental compliance documentation.

Coordinate risk management assessments, insurance claims, and emergency response planning.

Qualifications & Requirements

Education:

Bachelor’s degree in Business Administration, Real Estate, Facilities Management, Engineering, or a related field (or equivalent practical experience).

Experience:

3 to 5+ years of experience in industrial or commercial property management, specifically managing manufacturing facilities, warehouses, or heavy industrial real estate.

Technical Knowledge:
Strong understanding of industrial building infrastructure (heavy power, compressed air systems, structural load capacities, cranes, and site logistics).Certifications (Preferred):
Certified Property Manager (CPM), Real Property Administrator (RPA), or Certified Facility Manager (CFM) designations are a plus.

Excellent verbal and written communication skills to negotiate vendor terms and present capital plans to leadership.

Physical Demands:
Ability to inspect multi-acre industrial sites, ascend ladders/stairs, walk manufacturing plants, and navigate varying outdoor weather conditions.
