Senior Construction Manager - Land Development

Position: Senior Construction Manager (Land Development)

The Senior Construction Manager (Land Development) is responsible for overseeing and ensuring the successful completion of home construction projects from undeveloped land (greenfield sites) through to Certificate of Completion, including all land development activities such as grading, underground utilities, roads, drainage, and site preparation prior to vertical construction. This role requires strong project management skills, effective coordination with subcontractors and suppliers, and a deep understanding of residential construction and land development processes.

• Lead Construction Activities for all land development projects on new sites, including:
• Site evaluation and preparation
• Grading and excavation
• Roadways and drainage systems
• Coordination with local authorities and permitting agencies
• Manage daily operations from site preparation through home construction:
• Support Real Estate Development Team in selection of General Contractors.
• Oversee general contractors and subcontractors from site preparation through project completion, including scheduling inspections and ensuring required insurance and documentation are obtained.
• Manage the schedule and budget for Land Development Projects, including milestones, update schedules in Buildertrend, and provide weekly progress reports to the COO.
• Schedule and coordinate all material deliveries with the Annex Manager, verify order accuracy, and ensure timely return of excess materials to suppliers.
• Work with all utility companies as needed
• Manage all safety protocols on site, including daily safety check reports
• Maintain a clean, organized work site at all times
• Work closely with Procurement Department to schedule suppliers, subcontractors, and utility companies to avoid conflicts during land development and construction phases
• Review supplier pricing and approve invoices
• Bid out new contractors and suppliers to improve cost, quality, and service
• Communicate daily with COO on progress, issues, and material/vendor needs
• Perform homeowner walkthroughs before and after closing, including warranty callbacks
• Attend weekly Operations and Warranty meetings
• Set and enforce safety expectations across all land development and construction sites

• 10+ years experience in residential construction including significant land development experience
• 5+ years of people management, leadership experience and management experience of contractors
• Able to lift 80 pounds regularly and work on scaffolding, ladders, and roofs
• Ability to read and interpret plans and construction details
• Familiar with residential building codes and permitting requirements
• Proficient in construction management software and scheduling tools
• Broad knowledge of residential construction and land development processes
• Excellent communication, organizational, and problem-solving skills
• Experience with production homebuilding a plus
• Bachelor’s degree in Construction Management or related field preferred
