Sr. Property Accountant

What You’ll Do
  • Prepare and review monthly, quarterly, and annual financial statements for multiple properties in accordance with accounting basis (GAAP, Tax) and company policies.
  • Demonstrate ultimate ownership for all financial aspects of assets assigned.
  • Maintain and review property-level general ledgers, including recording journal entries, accruals, and adjustments as necessary.
  • Serve as point of contact asset management team for financial information and support.
  • Prepare & review balance sheets, income statements & cash flows to ensure accuracy and provide variance analysis for multiple assets.
  • Review annual operating budgets and forecasts for assigned properties via close collaboration with the asset management team.
  • Review monthly financial reporting and cash flow forecasts against the annual budget and present financial highlights and variance analysis to leadership team.
  • Monitor tenant accounts receivable and accounts payable for accuracy and timeliness. Ensure all transactions are recorded correctly.
  • Analyze property financial performance, variance analysis against budget/forecast, and provide explanations for variances.
  • Lead and support year end GAAP audits for select legal entities.
  • Oversee CAM (Common Area Maintenance) reconciliations, ensuring that expenses are accurately allocated to tenants and reconciled against lease agreements.
  • Maintain timely & accurate reconciliations (bank and balance sheet reconciliations).
  • Lead preparation and analysis for property tax appeals, ensuring compliance with local tax regulations and optimizing property tax expenses.
  • Calculate, review and process fee expenses (development fees, asset management fees, management fees, etc.) to respective recipient(s).
  • Perform and review accounting and respective reporting for equity fund(s) on a quarterly basis.
  • Recognize and implement process improvements and efficiencies.
  • Meet Accounting Department calendar deadlines.
What You’ll Have
  • 3+ years of property or real estate experience preferred.
  • Bachelor’s degree required in Accounting, Finance, or related field.
  • Proven ability to use technology to improve process and task efficiency – experience in Yardi is valued.
  • Proficient in Microsoft Office suite with strong Excel skills required.
  • Foundational understanding of US Generally Accepted Accounting Principles (US GAAP).
  • Demonstrated ability to communicate effectively and to work in a highly collaborative environment with individuals of diverse backgrounds and at all organizational levels.
  • Ability to organize, prioritize and manage multiple priorities while being detail oriented.
  • Ability to manage change and adapt to changing processes and procedures.
  • Demonstrated initiative to continue to learn and broaden accounting and industry knowledge.
