Opportunity

Model Group is creating a dedicated Asset Management function and is seeking a leader to establish that function within the company. The portfolio's performance, investor reporting, refinancing strategy, and portfolio-level compliance are managed collectively today by internal business departments as a shared responsibility; the growth of the portfolio and of outside investor capital now requires a single accountable owner. The Director will build the function's processes, cadence, and supporting informational materials from the ground up, own the newly acquired investor-management platform (Juniper Square), and recommend the horizontal and vertical organizational structure to successfully execute as the function matures.

The role carries expansive scope and visibility — regular interaction and collaboration with the CEO, CDO and CFO, and company Principals, and direct relationships with the company's investor base.

Position Summary

The Director of Asset Management owns the performance of Model Group's operating portfolio from stabilization through exit. The Director is the company's single point of accountability for asset performance against underwriting, investor reporting and relations, refinancing and disposition strategy, and portfolio-level regulatory compliance. The role reports to the Chief Development Officer.

Key Responsibilities Asset performance
  • Lead the monthly portfolio NOI review along with Property Management and Accounting; own the performance narrative for every operating asset — variance vs. budget and underwriting, occupancy, expense ratios, and cash position
  • Track lease-up progress weekly on the portfolio's major lease-up assets, with monthly status reporting to executive leadership
  • Own the proforma-to-operations handoff for new deals: track underwriting assumptions against actuals and surface material variances early
  • Lead annual property budget reviews against underwriting; drive real estate tax, insurance, and expense-recovery optimization across the portfolio
Investor reporting & relations
  • Own the investor reporting calendar and content: quarterly reporting packages and monthly highlights, produced through Juniper Square
  • Serve as a day-to-day point of contact for the company's investor base
  • Produce investor packets and ensure quality control for every capital raise
  • Communicate material variances to investors proactively on a defined cadence
  • Build and maintain a rolling loan maturity calendar with action owners; quarterback refinancing processes end-to-end
  • Run the annual portfolio review across the portfolio and bring dispositions and repositioning recommendations to the CEO and CDO
  • Prioritize reinvestment and repositioning capital expenditures at the portfolio level where investor capital is involved
Systems & compliance
  • Own the Juniper Square platform: reporting workflows, distribution notices, capital accounts, and the investor-facing experience
  • Maintain the company's standing asset-management reporting tools and other deliverables: REO schedule, five-year property cash flow models with documented assumptions, and investor reporting templates
First-Year Priorities
  • Complete a full portfolio review within the first 90 days
  • Publish the loan maturity calendar and stand up the monthly portfolio review cadence
  • Shape and launch Juniper Square reporting workflows
  • Refine and deliver the annual portfolio review in alignment with long-term strategic plan
Qualifications
  • 7+ years in real estate asset management, ideally with a vertically integrated developer/owner-operator or private real estate sponsor
