We are seeking a full‑time Maintenance Technician 3 to join our team at The Madamore Apartments, a 312-unit community located in Cincinnati, Ohio. As a Maintenance Technician 3 at Ackermann Group, you must possess strong tactical and technical ability to effectively & efficiently troubleshoot and repair all operational, mechanical, and structural needs of the property including but not limited to pools, plumbing, appliance, electrical and carpentry.

You must possess adequate proficiency and communication skills to deliver excellent customer service. This role requires the ability to work with minimal supervision, familiarity with a maintenance budget, and sufficient financial and organizational acumen to effectively manage contractor services and parts inventory.

Additional responsibilities include:

• Physical activities related to interior and exterior building and grounds maintenance and light duty janitorial.
• Performing intermediate level troubleshooting and repairs across the spectrum of maintenance trades (i.e. Plumbing, Electrical, Carpentry, Appliance Repair, HVAC & Painting).
• Scheduling unit turnovers with approved contractors.
• Managing inventory associated with unit turnovers.
• Carrying out repairs and/or solutions for resident generated service requests.
• Participating in snow event preparation and removal.
• Responding to periodic after hours “emergency” maintenance requests.
• Pool water management if applicable.
• Participating in move‑in/out inspection process.
• Leveraging Ackermann technology and software to document, manage and report on maintenance related activities.
• Participating in coordination and execution of the property’s preventative maintenance plan.
• Taking responsibility for other work‑related tasks as assigned by Community Manager or Maintenance Supervisor.

• Availability to work full‑time:
  Monday - Friday, 8:00am - 5:00pm with emergency on‑call rotation as designated by the Community Manager.
• 1 or more years of related experience that demonstrates a broad knowledge of general maintenance.
• EPA Type I & II certification required.
• CPO certification is a plus!
• Exceptional attention to detail.
• A positive, team‑oriented attitude.
• A valid driver’s license with proof of insurance.
• High school diploma or equivalent.
