Job Opportunity – Director of Property Operations with ES Property Management in Cincinnati, OH

We're seeking a Director of Property Operations to oversee a growing residential portfolio while leading maintenance operations, financial performance, resident services, process improvement, and team development.
With approximately 650 apartment units and ambitious growth plans, we need a leader who can help scale operations, build structure, and create systems for continued expansion.
Key Responsibilities Property & Portfolio Operations- Lead day-to-day operations for a growing residential property portfolio.
- Ensure properties are well maintained, efficient, and aligned with company standards.
- Oversee resident communications, escalated concerns, and issue resolution.
- Manage move-in/move-out processes, inspections, documentation, deposits, and unit turnovers.
- Support property transitions, acquisitions, renovations, improvement initiatives, and portfolio growth.
- Manage accounts receivable/payable, Rent Manager entries, rent reconciliations, invoices, collection files, and bank deposits.
- Lead monthly financial reporting, closeout reviews, budgets, forecasts, and financial planning.
- Monitor income, expenses, cash flow, operating performance, revenue opportunities, and operational efficiency.
- Oversee maintenance operations and support ongoing team development.
- Manage vendor relationships, bidding, contract negotiations, service quality, contracts, and project expenditures.
- Coordinate scopes, scheduling, materials, work orders, unit turnovers, and improvement projects to ensure consistent quality and timely execution.
- Lead and develop Assistant Property Managers while providing strategic oversight to maintenance and leasing functions.
- Build structure, accountability, transparency, collaboration, consistency, and follow-through across departments.
- Develop systems, processes, scorecards, operating procedures and reporting tools that improve performance and support organizational growth.
- Drive continuous improvement initiatives that support growth and scalability.
- Coach team members through expectations, difficult conversations, problem resolution, and a culture of ownership, teamwork, customer service, and operational excellence.
- Analyze portfolio performance, operational metrics, KPIs, and departmental scorecards.
- Conduct operational reviews and provide reporting and recommendations to ownership and executive leadership.
- Drive initiatives that improve property condition, resident satisfaction, financial performance, and overall portfolio value.
- 5+ years of progressive property management, operations, hospitality, or multifamily leadership experience, including oversight of multiple properties, locations, departments, or teams.
- Strong financial acumen, including budgeting, forecasting, collections, operational reporting, and performance tracking.
- Experience leading maintenance operations, vendor partnerships, service quality, and related project coordination.
- Strong leadership, communication, coaching, problem-solving, process improvement, and accountability skills.
- Rent Manager or similar property management software experience preferred; comfort using technology, AI-enabled tools, and process automation to improve efficiency and customer service.
- EOS, Traction principles, KPI scorecards, or similar performance-management framework experience is highly desirable.
