Position Description – Real Estate Tax Manager

Position Summary

The Real Estate Tax Manager serves as the operational leader of the Real Estate Tax function. This position will be responsible for managing the day-to-day administration of real estate taxes across the company’s national shopping center portfolio and joint ventures while driving process improvement, internal controls, reporting, and team development initiatives.

The Real Estate Tax Manager will supervise a Senior Real Estate Tax Analyst and serve as the primary operational leader for tax bill administration, assessment notice management, appeals tracking, consultant coordination, process modernization efforts and budget / forecasting support.

This role is intended to provide a meaningful development opportunity, with increasing leadership responsibilities and exposure to strategic real estate tax matters. Over time, the position is expected to help prepare the successful candidate to serve as a potential successor to the Director of Real Estate Tax.

Key Responsibilities Real Estate Tax Operations
  • Manage the administration of real estate tax bills, assessment notices, appeals, refunds, and related correspondence.
  • Supervise the timely processing of tax bills and assessment notices through established workflows.
  • Monitor unpaid tax bills, tax bills not received, appeal deadlines, and exception reports.
  • Oversee tenant-paid and escrow-paid tax liability tracking processes.
  • Monitor tax payment confirmations and delinquency reporting.
  • Ensure property and tax records are accurately maintained within the real estate tax systems.
Appeals Administration And Consultant Management
  • Coordinate quarterly reporting and communications with external appeal consultants.
  • Assist with the review and evaluate consultant appeal recommendations.
  • Monitor appeal filing deadlines and appeal status reporting.
  • Track appeal settlements, refunds, consultant fees, and related reporting metrics.
  • Generate consolidated appeal reporting for management and Accounting.
  • Escalate significant appeal issues to the Director of Real Estate Tax.
Process Management And Internal Controls
  • Own and maintain real estate tax process documentation and standard operating procedures.
  • Manage monthly certification and exception reporting processes.
  • Monitor key internal controls and ensure appropriate evidence is retained.
  • Identify control gaps and recommend process improvements.
Reporting And Analytics
  • Prepare weekly operational reporting packages.
  • Support quarterly forecasting and annual budgeting processes.
  • Develop and maintain key performance indicators for the real estate tax function.
  • Analyze trends related to appeals, refund collections, tax payment timeliness, consultant performance and operational exceptions.
  • Present findings and recommendations to management.
Qualifications
  • Bachelor's degree in accounting, finance, business administration, real estate, or related field.
  • 5-10 years of progressive experience in real estate tax, property tax consulting, real estate operations, and commercial real estate accounting.
  • Prior supervisory or project management experience preferred.
  • Understanding of real estate tax bill administration and assessment notices and appeal processes.
  • Experience supporting budgeting and forecasting processes.
  • Strong analytical and problem-solving abilities.
  • Ability to identify trends, risks, and operational improvement opportunities.
  • Advanced Microsoft Excel skills.
  • Ability to manage and develop personnel.
  • Strong written and verbal communication skills.
  • Ability to manage multiple projects simultaneously.
  • Ability to create and improve business processes.
