Maintenance Technician

• Perform functions to maintain the community’s buildings and grounds in good condition throughout the year.
• Complete work order requisitions as assigned by performing corrective and preventative maintenance duties. Document resolutions accurately and close work orders promptly upon completion.
• Evaluate and troubleshoot problems with equipment and systems such as plumbing, carpentry, electrical, HVAC and other systems in buildings throughout the community in accordance with the technician’s scope of expertise, education and/or training.
• Assist contractors with their work, at the direction of the supervisor.
• Perform renovation and turnover maintenance; including cleaning, patching, scraping, painting, to ensure units are completed on schedule and in accordance with the resident’s selections.
• Replace HVAC filters, light bulbs, service water softeners and perform all other necessary repairs and/or maintenance to the building, equipment, and furnishings.
• Install appliances and other equipment, hang pictures and assemble and/or disassemble equipment and furnishings.
• Pick up supplies and/or equipment, unload trucks, receive merchandise, and store supplies and merchandise in an organized manner and in the designated storage areas.
• Perform all work in a safe manner and use safety equipment as required; secure worksites from safety hazards as necessary.
• Perform all other duties as assigned.
• Full time:
  Monday-Friday, 8am-4pm. No on-call rotation, weekends, or holidays.
• Must be available at all times to respond to emergencies as needed.

• High school diploma or GED equivalent.
• Experience using basic hand and electrical tools.
• Ability to acquire sufficient knowledge and learn new skills through on-the-job training and instructions to satisfactorily meet job performance requirements.
