Maintenance Technician - Tri-County Area

Job Title

Full-Time Maintenance Technician (5-week on-call rotation is required)

Tri-County/Cincinnati Area

$25-$30/hour (based on experience), $50/mo. cell phone stipend

• General Maintenance: Perform routine inspections and maintenance tasks on residential properties, including plumbing, electrical, and HVAC systems. Supervise work of outside contractors, as directed by the Property Manager.
• Repairs: Address routine maintenance issues and requests promptly, such as minor carpentry work, leak repairs, painting, and repair of small and large household appliances (including installation), smoke detectors, and ceiling lights, while providing service and minimizing reliance on outside vendors.
• Property Inspections: Conduct regular inspections to identify maintenance needs and ensure compliance with safety and fair housing regulations.
• Property Operations: Ensure vacant units are prepared for rent, conduct inspections of common areas and vacant units to maintain cleanliness and market-ready standards, keep detailed records of maintenance activities, and maintain inventory of supplies.

• Availability: Must participate in the 5-week on-call rotation for multiple properties.
• Valid driver's license and reliable transportation.
• Satisfactory background and MVR checks required.
• Experience: Prior Multifamily or Commercial Maintenance is required. Pool experience preferred. Ability to communicate effectively in English.
• Skills: HVAC experience required. Basic skills in electrical work, plumbing, and carpentry. Strong communication and interpersonal skills. Solid work ethic and independent work ability. EPA certification beneficial.
• Physical Requirements: Ability to perform manual labor, lift objects over 50 lbs., and work in various weather conditions.
